  1. So I have 1 loan with quickquid but I extended it. As far as I'm aware I still only have 1 loan. Looking at my report I have 1 loan: and another: Surely I should only have 1 default.

I've browsed this forum LOADS in the past but never taken the time to join until now I've managed to get all my finances improved and slowly rebuilding my credit, my credit card limit has gone from £200 to £1200 in less than 7 months and I'm doing well to manage it however today I went looking at my Credit Report and there are a few things I would like to try and remove. While I had issues with debt I have paid everything off and the accounts are marked as Default / Satisfied I have 6 in total all under £200 and range from 2008-2010 and 1 for 2011 id like to try and get these removed if possible? I understand the steps however I would like to send a "nice" letter first to see if that gets me anywhere but I'm unsure how to word it or what to put in? I can't really see a default template that I could use does anyone have any advice? Most are with Lowell and one with British Gas, the reason for this is that I would like to buy another home in 12months time so would like to get my report as "clean" as I possibly can.   3. Hello again CAG. I have been contemplating writing on here for some time with regards to this issue, and today decided I should after doing some more research. In 2005 I attended University, leaving full time employment in the Royal Navy. I was lied to by Halifax who said they would be able to do something with a credit card and personal loan accounts that I held, that had been ran perfectly with no late payments and an excellent credit history. With payments of roughly £350/Month at the time, it was not plausible to maintain this commitment once at University but had been advised that "once I was at university, something could be done". Unfortunately this communication took place over the telephone, and I assumed that they were being honest - which was incorrect, because once at university their advice was "We cannot look to assist you with reducing your monthly payments until your account has defaulted." (I actually find this amusing now, being a little more mature). Their advice to me at that point (Autumn 2005) was to allow my accounts to default. That's exactly what I did. I was still using two Halifax current accounts simultaneously to this, and they froze the accounts and took my money, and began eating my overdraft to make payments towards the loan/CC. This was a terrible situation at the time (late 2005) as this left me with absolutely no money and nowhere to turn. I opened an account with Barclays and practically told Halifax that they can get stuffed, as they nearly ruined everything for me. Once "defaulted" I contacted Halifax and they said that, now the accounts were defaulted (Early 2006), that I can make an arrangement to pay. In my frustration with them, I did this at £1 or so per month - and they accepted. This continued until some point in 2007. I obtained a copy of my credit report from Experian in 2007, and learnt that I had been lied to again - the accounts had not defaulted as I had been "advised" but in fact just late. My credit report shows late payments from 2005 onwards, of 3 months every single month until they default much later on. The result of this is that we (my wife and I) and now unable to obtain a mortgage, or even a clean credit history, because Halifax have continued this debt and not defaulted on it, as they should have done. Defaults were actually registered very late on: 06/12/07 - Bank Account - £1352 - Still Shows "Halifax" 17/09/08 - Bank Account - £936 - Still Shows "Halifax" 23/08/07 - Personal Loan - £6450 - Shows "Arrow Global" However, the Credit Card has totally disappeared, so it is likely that the CC default was applied much earlier - which is when the others should have been registered. I wrote to Halifax at the start of this year, questioning the "default" status that I was advised in 2006. They wrote back and said that, while they agree that the terminology "default" was used, this was an internal status, and by my making an arrangement to pay, the account never defaulted until this was stopped. They apologised for this, and said that the default dates will stand. Another blow from Halifax. No comment on their advice to actually default in the first place etc. I just wanted to see what peoples thoughts are here - as this seems somewhat unfair and extremely bad practise. I've really been messed around by Halifax since 2005 when this all started, but this means that my credit file is shot until 17/09/2014 - for three accounts that should have defaulted in early 2006, and already be statute barred. Hi guys I have a couple of small debts ( They've both still got 2/3 years before they'll drop off the credit file and whilst I'm more than happy to play the waiting game as there's no agreements to base any court action on, the missus is dropping little hints about buying a house! If I were to offer a F&F "goodwill" gesture I'm assuming they'll remain on my account for 6 years from date of payment as a settled/satisfied default which doesn't do me much good - i'm better off just dodging the house-buying question for 2/3 years until they drop off my file. Has anyone had any success with adding a clause in a F&F settlement offer that the default must be removed from all credit reference agency files? Can it be done? Thanks BSBS.
  5. HI there, I have 4 defaults on my credit file and am in a mess with lots of payments arrangments/late payments showing etc due to recent financial hardship/burying head in sand. Now trying to repair the damage (If thats possible!). Been reading lots on here and from what i can gather im pretty much going to be buggered until the most recent default comes off which was issued April 2011! I've read various things on here but I'm just wondering if I contact the companys and offer them a settlement amount and see if they agree to remove the default and mark the debt as settled. For example one is I owe HSBC £1502.00 for an unpaid overdraft. Had some major family problems and i went into a serious depression and had to have counselling at the time as I was not in a good way and I was not able to deal with my debts, completely buried my head in the sand which i so wish i didnt now!. A few years on from this I now have a 13 month old baby and life is good again but on the down side we live in a small one bed house and with a poor credit rating cannot move or extend the house. I'm wondering if perhaps i explained this situation with proof of my living situation and a note from the doctrs confirming my depression back themn etc that maybe they might consider removing the defaults. Any advice on this subject would be greatly appreciated Thank you
  6. Hi all, I stupidly used Quickquid for payday loans last year and defaulted on the payments. I am now being chased by ARC for the outstanding money and two defaults have been registered against me on callcredit. I am happy to pay the money back, I was wondering if there is any likelihood of being able to get the defaults removed? The two defaults are for £160 and £660. They were defaulted very quickly after they started: for the £660 (from callcredit report): Account opened 12/10/11 Account defaulted 09/01/12 for the £160: Account opened 07/09/2011 Account defaulted 12/12/2011 Both debts still appear on callcredit as owned by Quickquid, but when I spoke to quickquid they said the debt has been passed to ARC, the american at quickquid didnt seem to understand when I was asking if ARC own the debt now or if they are acting as agents for quickquid. As I understand it third party collectors are more likely to strike a deal to remove the defaults on full payment?? I will do anything possible to get the default notices removed as my credit record was just getting back on track when I did this, and this will now ruin my credit for the next 6 years (well just over 5 now). Any Advice?
  7. Hi I have now begun yet again to rectify my credit report. I have checked with Equifax and compared it to an old Experian report and I can see some accounts have dropped off but there are some defaults that I want to sort out. NatWest now with a DCA On Equifax it says it was defaulted in 11/2006 and Experian 01/2007 so I’m not sure which one is correct. Either way they are due to fall off in the next 6 months. I did set up a payment of £1 a week/month back in 2010 but it doesn’t show anything on Equifax, it was last updated in January of this year with no payment history from 2006 – 2012. Either way I guess the default will fall off soon? Halifax loan Which has 3 years left until it expires, I will offer 50% of the defaulted amount when I can afford to do so and settle the account. How do I go about doing this? Barclays and Barclaycard I have a copy of the so called CCA but it is just a very basic application form, I will see if I can make a very reduced payment based on this fact. I will send another CCA request. I would also like to know if it is possible to get the default removed if there is no agreement; do I contact the company or the CRA? Is there any legal route with regards to this?? Note: I just found this thread http://www.consumeractiongroup.co.uk/forum/showthread.php?158822 I would appreciate any advice given, thanks.
  8. Hi All, I went bankrupt November 2008, i included all my debts and everything went fine and i was discharged in November 2009. I had a loan with Lloyds Tsb for about £6000 which was included in my bankruptcy and this was marked as satisfied/settled on my credit files. However i recently checked my credit files to do a clean up and discovered that there was a company on my credit file, TTI SPC, which i had never heard of but the account number and amount owed were the same as my Lloyds tsb loan. I contacted Lloyds who have said that their credit file was correct and that they had passed my account over to Groves who wont contact me for payments,etc. I never received any correspondance from Groves or TTI SPC. They have defaulted me from November 2008 to now. Anyone had any dealings with TTI SPC? Thanks.

Hi, i am looking at getting a mortgage in 18 months/2 years, and have been looking at building my credit score as i have had a bad past, but now i'm on the straight and narrow and learnt from previous mistakes. Before i ignored bank charges (not knowing the effect on my credit score) and now i have 2 defaults for this, yes was young and stupid. Also i have 1 default from a mobile phone contract. These defaults are with Santander, Royal Bank of Scotland, and Vodafone. All were less than £500. All have been settled, The last default on my name was from 2010. But since been on the straight and narrow, kept up to date with all payments and have recently been upgraded by Barclays from their cash card account, to a full current account. I am doing the things like paying monthly for car insurance etc, to show good history. I have read on the learnmoney website that a letter asking them to remove defaults of less than £500 as they are only small may work. Letter along the lines of i was young and unaware of the consequences, but now i am looking to get wed and start a family could you remove the default to allow me to obtain a mortgage. A plead for compassion so to speak. So what are the views of people on this site, i respect the knowledge of the people on here, thank you very much. p.s. i am sorry if this post is in the wrong forum
  10. Hi, I just wondered if there are any regulations or guidelines that companies must follow before entering a default with a CRA? I've heard the term default notice but not sure if that's what it relates to or if they have to send one out. DCA sent me a letter saying they bought the debt and a default 'has been placed....' ie they placed the default before even notifying they owned the alleged debt/that I owed any money! Any info gratefully recevied
  11. Good Afternoon All! This is my first post here, so hopefully I get it right. Around six months ago I applied for funding to start up a new business, and unfortunately have been turned down by the bank, they advised me to obtain a copy of my credit report at the time, but for one reason or another - I didn't. I tried again a few weeks ago and declined again. This time I obtained a copy of my report from Experian, Equifax and CallCredit online. Upon looking at the reports, there are several discrepencies (old accounts that I failed to update addresses for, and some that I thought no longer existed - but are still "open") - these are easily rectified with some simple letters. However, there are a few that worry me, and are going to be the cause of being declined finance. There are 3 defaults, 2 with "Lowell Portfolio" and 1 with "HSBC". The accounts are very old, but have all been passed to Lowell Portfolio/HSBC(well, Metropoliton I think) in the past 2 years. I have been paying towards these monthly for some time (although small amounts). I have emailed Lowell Portfolio and explained the situation, asking them if they would be willing to remove the defaults on both accounts if I were to increase my payments in order to pay off the debts in the next 12 months. They responded in writing saying they are unable to do this, and to contact them to increase my payments. Not what I wanted, but I wasn't really expecting much anyway. The amounts owing to Lowell Portfolio are £1,200 and £500, and to HSBC it is around £1,300 (all approximate). I am not in a position to pay these off in full, and do not want to increase the payments if it isn't going to improve my credit score - as that is what I am after here. I have read through some posts on the forums here and see some guidance about requesting a CCA etc. - should I do this here? The debts are quite old as I mentioned, and have been passed from Littlewoods/Great Universal to Lowell Portfolio - who do I send the CCA to? I also do not remember seeing any "default notices" - I keep all my paperwork for open accounts, and cannot find them anywhere. Could I ask for these? In regards to HSBC, this is regarding a very old account. However, I have gone through some old paperwork and remember trying to file a complaint against them against unfair bank charges - at the time it was for just under £1,200 worth of charges (interest on top) - which, now that most of the debt is paid of, equals a good part of the outstanding balance. I may be able to dig out the old statements for this account, or even my original calculations - worse case, I guess I request it from the bank - although they passed to to "Metropoliton Collections" or something. Any ideas what I can do here? All my other accounts are in good standing (2 small credit cards and 2 bank accounts, 1 with a small overdraft), and I have no CCJs - so I would like to see if I can remove these defaults from my file and clean up my report. I am not trying to "evade" any debt, as I am aware that one way or another, all of the above debts have been incurred - and would be more than happy to keep paying them if they remove the default notices. I just want to improve my credit score, so that I can approach the bank again and start up a business. Any help would be appreciated - and many thanks in advance! Sorry if I waffled on a bit...

HI all I have had a debt with Barclay card for years, I asked Barclay card for a true copy of the agreement and they didn't/couldn't supply it:roll: after that they didn't contact me again up until a few weeks ago when I got a notice of assignment for Lowell I asked lowell for a true copy of the credit agreement right away.... I have had about 4 letters since saying they are looking for it latest of this waste of paper says "if they can't find it they won't contact me again" all well and good BUT have noticed Lowell have already defaulted my credit record can they do this? Barclay card have also been defaulting it since 2009 and have now closed the account in default (sold it to Lowell) but neither have produced this true credit agreement do I have a leg to stand on in getting these defaults deleted?
  14. Hi all, just a quick question (i hope i'm posting in the correct place). I had a loan with hsbc which defaulted in 2006. The loan was then passed to metropolitan and then to CL finance and i currently have a payment arrangement with them. My question is, since the loan defaulted in 2006 and hsbc registered a default at that time, can cl finance also make entries on my credit file for the same debt. thanks in advance for your help.
  15. I have been looking through my credit report recently and have noticed four defaults registered on there. Two of these from Lowell Portfolio, a third from 123 Debt Solutions and a fourth from 1st Credit Ltd. I have never received any written notification of these defaults and want to know what routes I need to take to dispute the defaults as I am paying back the debts on a monthly basis. Any helpful advice will be gratefully appreciates as always.
  16. Hi Hope someone can help me. Have a BC from late 80s. I wanted to see the Agreement because I was getting a bit fed up with the %age increase, etc and so did a CCA. BC have never reported anything on my credit file as yet, not for the last 20 years. I did a Section78 request around a year ago. BC first sent a 'reconstituted' agreement that had the wrong address on. When I pointed it out they sent a letter saying they weren't able to produce a copy of the Agreement and that they couldn't enforce the debt but that I still had to pay. They also noted that they had immediately suspended my account - at that point my payments were all up-to-date and I'd never been in arrears (other than the odd payment through the years that was a couple of days late). That was about a year ago. Just after Christmas I had no more work (self employed) and started claiming benefits so stopped paying BC. I received a letter from Merecers at weekend which was a default notice telling me to pay £1,000 by 14th July. It also said they would file a default on my credit file. I wrote a letter back to Merc they same day saying that the account was unenforceable and that there was no agreement for them to update my credit file. Just got a letter from BC today which is a final demand for the full balance of £15k and that I have til Sunday (8th) to pay otherwise they're going to send a debt collector round to collect the money and they will also file a default on my credit fil. I have a couple of questions; 1. Is it still the case that BCs inability to perform their obligations with regards to my S70 (or whatever it is) request means that they cannot enforce the debt to the point of getting a judgement against me? 2. Is there evidence that BC will go all the way to court to frighten me? 3. I think that BC have no right to send a Final Demand to pay the full balance 5 days before the default notice deadline. I think this is a cock-up on their behalf. Can I use this to my advantage in any way? 4. Does anyone have a copy of T&Cs and Agreement from 1987? 5. Am I right in thinking that, without a signed agreement, they have no right to update my credit file. Especially as they have NEVER updated it? Thanks for any help you can give me.
  17. Good Morning, I have a quick question (hopefully). If a default is recorded against an account, would this be logged with all 3 agencies? I am being chased for a very old debt which I beleive it is Statute barred. I have my experian report from last year and there is nothing on there, but do I need to get the other two reports to make sure?
  18. Has anyone had any luck getting genuine defaults removed? My credit score is all over the place due to reduced hours a few years ago. I find it hard to believe that they still punish people for 6 years despite certain reasons for defaulting. Any tips?

Defaults that are your credit file, are they supposed to come off yourcredit file automatically after the 6 years, or do you have request the creditagency to do it? The reason I ask, is that on my file there are 'some' defaults, but theirdefault dates are pass the six years point... Thanks
  20. I really need some advice before heading to the bank tomorrow. I wanted to get a loan for a new car so i thought id better check my credit rating first, ive recently finished university so have moved around a bit on the electoral register, but have been registered at my dads for the past year and have always had my main bank account, phone bills etc and all inland revenue letters go there. I opened a lloyds account in 2006, which had an interest free overdraft of £500, i never made this my main account as i had an account at abbey which my salary went into, it was a platinum account costing £10 a month i just opened it for the perks really. i used the overdraft sometimes and always payed it back. The last time i recall using the card i believe was in 2009/10, at which time i registered the card to mums address in london as i wanted the correspondence going there due to me going off to university. I am pretty certain once i cleared the overdraft i cut up the card, along with the credit card that came with that account as i didnt want to take any debt to university with me. But i checked my credit report on 'noddle' today and there is default against my name for this account! The account opened in 2006, and up until february 2011 the account was 'green'meaning 'OK' i did use the overdraft during this period but as i said i never went over the limit and always cleared it. In January 2011 the balance on it was £0 and then in february 2011 it went up to £557. and precede to go up every month until April 2012! And from february it shows up as 'orange' until april meaning it was over the limit and 'agreed repayemnets are up to 2 months late and standing orders, direct debits or cheques have bounced'!!!! Then in May its in the 'red' meaning 'agreed repayments are now three months late and you have agred new repayments with the lender', it stays like this until Januray 2012 by which it then goes 'red' meaning 'DEFAULT', consecutively until April 2012! I have NOT used this card, i am pretty certain i destroyed it along with the credit card but it was a few years ago so i cant be 100% certain but i mean i am 95% sure. I am So worried, i am distraight that i now have defaults against me, i have worked really hard all during university to ensure i kept good credit, and have never ever had a default before and that with having taken out 2 loand previosuly and never missing a payment on one, and paying the other back early, im good with my finances. this has taken me for 6, im scared for my credit score now, and dont know where to begin with fixing this, i havent got the card anymore as i said earlier pretty certain i cut it up with c/card. (the c/card btw was also with lloyds tsb and thats been inactive since 2008 with nothing outstanding) and got rid of the paperwork, the only paperwork i have is of the c/card. On the noddle report in a tab called search history, it shows up my mums old address and a search was done by moorcroft debt recovery on th 02/02/2012.. ..which is a month after the first default on the account, is this who i need to get in contact with? or do i go straight to the bank? please any advice i would greatly appreciate. very lost right now and scared!
  21. Evening All, This is my first post on this forum so I would love to take the opportunity to say thank you in advance for the free help and advice you offer here. Like so many people I find myself feeling hopeless and have no idea who to turn too. Thus I really appreciate that you guys have remained so professional in helping people with issues which in my case is destroying my life. I have recently been declined two times when trying to rent a property closer to where I work as I am currently commuting 140 miles a day and the journey and expense is slowly wearing me down. I felt really surprise being declined tenancy as I am on a reasonable salary and in continious employment for 4 years. I decided therefore to reapply to another property and too my surprise it returned the same result. Out of desperation I decided to become a member of Experian in-order to check my credit report. Too my shock and horror I had a defaulted account from Vodafone, which I wasn’t even aware off. I have read a members thread recently which matched my situation almost exactly, so I am hoping I could get some advice on how to open effective lines of communication with Vodafone to get this matter sorted. Or whether you feel it wouldn’t achieve much to challenge it. Here’s some background information about this defaulted account. It was opened in 2005 and was my first mobile phone contract. No matter how tough it was self-funding through university I always kept my Vodafone account up-to-date without missing a payment. This would remain my only contract until the end of 2009 when I faced severe financial difficulties, through breaking my hand in a work related accident, which in turn caused me not to be paid for 4 months. At this time I had to pay for my flat that I was living in and without a wage my bank account went into negative figures. It wasn’t until Vodafone contacted me for the first time in 5 years that I realised I had missed a direct debit payment due to insufficient funds. I was very apologetic and explainedmy situation in full without leaving out any details. It seemed at the time that Vodafone appreciated the honesty and we discussed ways we could resolve this issue (they cut my phone within 24 hours). I continued to struggle with work disputes and still not receiving a single penny that this issue with Vodafone continued for another two months with me constantly updating Vodafone on my circumstance (not the type to ignore things and wish they would go away). It seemed at the time that myself and Vodafone had gained a good dialogue in terms of agreeing to end the contract (having only 3 months left until it was due to renew) and gradually repaying what’s owed (£94) within Vodafones repayment plan. Things calmed down for the next month with no contact from Vodafone, until out of the blue I received a letter stating that I owed them £304. I questioned why it had increased from £94 - £304, they stated that due to passing my debt to a third party debt collector they would have to charge an interest for the repayment term. I really started to think that Vodafone practices remind me more of a loan shark then a big company. I attempted to dispute this extra charge (£304) with Vodafone but they kept stating that it is out of their hands now and with the third party debt collector, in-which theyrefused to give me the number too. I received a further two or three threatening letters from Vodafone stating that if the late payments wasnt paid immediately they could take legal action against me. Seems communication isn’t a strong suit in Vodafone's skillsets, as the remaining debt had already been assigned to a third party debt collection agency. This information was once again reiterated to Vodafone in the hope the matter wouldn’t be taken further and I would make payment as agreed with the third party. Within a week of this letter the debt agency contacted me to request an additional £90 be paid as a once off set up fee, which worsened my already bad financial situation. Long story short a monthly repayment was agreed and within 3 months the total balance was paid off (dispute over work had been successful). I thought nothing further of the matter and just presumed that this matter had been sorted with no defaults being recorded on my account. Until last week I didn’teven realise I had a default. At this point I really must question why Vodafone are such a successful as a telecommunications company when they treat there long term customers in such a bad way. I am not a benefit cheat or someone that constantly spends what they don’t have, I have always been careful with money, working and paying my taxes. The default date is showing on Experian as 07/11/2009 andcurrent balance shown as ‘Satisfied’ not ‘Settled’ even though the full amount had been paid off. The default balance was £304. This one default feels like a 6 year prison sentence as I cannot even rent a property that’s well within my budget. Please help me and advise me of the best way I can communicate with Vodafone to remove this default as I am certain it was wrongly put in place.   22. Hope you can help me?I have been working in my new job (Investment Banking) as a contractor for a year now and got offered a permanent role. When then did a 'thorough' credit check they asked to see my Credit Exeprian report which has 6 defaults on there (from when I lost my job a few years ago and couldnt keep up with repayments and STUPIDLY buried my head in the sand). Because of these defaults they have decided to withdraw the offer of a permanent role AND end my contract.I have been making regular repayments without fail for 2-3 years now on all these defaults.My questions are:a. if i manage to come to an agreement to settle the account will the default STILL STAY on my report until the 6 years is up?b. if im making regular repayments can they change the default 'level' (its at 8)?c. is there any way to get these defaults removed?I fear this is going to affect every job I try to get now... in my day the credit checks werent so stringent but it seems now times have changed.Really appreciate any advise you can give me
  23. Hello Friends, Does anyone know if a default by carphone warehouse (which I have settled already) can be removed from the credit file in any way?? I took an O2 contract with them in June 2007, In Jan 2008 I lost my phone. I approached their store to file a claim as I was paying for the insurance. Unfortunately, due to a family incident I had to rush home (out of UK) and did not take the new phone (via insurance). I came back in Oct 2008. By the time I was back there was a default against my credit file for £ 535.. Recently, I lost a job this year in Feb, because my employer had a policy that all the employees should pass the credit checks. I then settled this bill immediately but the default is still there even though it shows as settled. Does any one know if there is a way to get this removed please? I feel I paid a very heavy price .. lost my job, cannot get a phone contract, cannot apply for credit cards/mortgages. Though I have a good financial calibre, I am totally paralyses due to this default !!! Please help. Rgrds, Sonia
  24. My Partner and i recently applied for a mortgage only to be refused due to her having 4 defaults on her account...all from 2008 and all from mobile phone companies. Last month we managed to get hold of these companies and pay off the outstanding balances and settle the accounts. we requested letters from these companies stating that the accounts are settled. after not hearing from them for 3 weeks we sent out letters we printed from the experian website saying we wished them to update there records and let the credit agencies know these accounts were settled. Is there any way we can speed up getting these defaults removed because we would like to be able to re-apply for a mortgage in 2 months time. ANY HELP WOULD BE REALLY APPRICIATED!!! Thanks!!!!
  25. Hi, Im new to the forum and have picked up quite a bit of advice concerning defaults but im still a little unclear on a few things. Id really appreciate some advice in relation to my own case Ill try to keep it short - basically,l i got into a bit of financial difficulty over a year ago and in order to stop any defaults/late payments affecting my credit history, I consulted a company called gregory pennington. Then it all went to pot - i wished i never used them although they did help me get back on track. Ive since stopped using them and manage my own payments now, but when i first started with them, it took around 6 months for them to set up an agrrement with the lenders (lloyds tsb and capital one). This resulted in me ending up with 3 shiny defaults on my credit file. Im slowly trying to repair the damage, but from what ive seen and read, it look slike i have to wait the whole 6 years - HOWEVER - I want to check a few things, if I may: I recieved default notices, and they have given me some time to pay - however one company didnt default me, the other did - when do defaults get applied to your credit file? Is it a certain period of time AFTER the default notice or at the time the notice is issued to you? The Default Notice i recieved was served under section 87 (1) of the CCA. If your paying via an IVA company, are companies still able to issue you with a default? I thought a default warning was to force you to settle the debt or make a suitable arrangement? Id really appreciate your advice on this - do let me know if i need to supply more info...! thanks..
