Yes they did eventually submit those docs to me after a second letter advising them I was contacting the ICO to make a formal complaint for failing to comply with an earlier SAR that they brushed off as an "administrative error" or something. When I sent the letter telling them I was in contact with the information commissioner to lodge the complaint, the original PCN etc quickly followed along with their excuse!

    • The property was our family home.  A fixed low rate btl/ development loan was given (last century!). It was derelict. Did it up/ was rented out for a while.  Then moved in/out over the years (mostly around school)  It was a mix of rental and family home. The ad-hoc rents covered the loan amply.  Nowadays  banks don't allow such a mix.  (I have written this before.) Problems started when the lease was extended and needed to re-mortgage to cover the expense.  Wanted another btl.  Got a tenant in situ. Was located elsewhere (work). A broker found a btl lender, they reneged.  Broker didn't find another btl loan.  The tenant was paying enough to cover the proposed annual btl mortgage in 4 months. The broker gave up trying to find another.  I ended up on a bridge and this disastrous path.  (I have raised previous issues about the broker) Not sure what you mean by 'split'.  The property was always leasehold with a separate freeholder  The freeholder eventually sold the fh to another entity by private agreement (the trust) but it's always been separate.  That's quite normal.  One can't merge titles - unless lease runs out/ is forfeited and new one is not created/ granted. The bridge lender had a special condition in loan offer - their own lawyer had to check title first.  Check that lease wasn't onerous and there was nothing that would affect good saleability.  The lawyer (that got sacked for dishonesty) signed off the loan on the basis the lease and title was good and clean.  The same law firm then tried to complain the lease clauses were onerous and the lease too short, even though the loan was to cover a 90y lease extension!!

      On 15/1/24 booked appointment with Big Motoring World (BMW) to view a mini on 17/1/24 at 8pm at their Enfield dealership.  

      Car was dirty and test drive was two circuits of roundabout on entry to the showroom.  Was p/x my car and rushed by sales exec and a manager into buying the mini and a 3yr warranty that night, sale all wrapped up by 10pm.  They strongly advised me taking warranty out on car that age (2017) and confirmed it was honoured at over 500 UK registered garages.

      The next day, 18/1/24 noticed amber engine warning light on dashboard , immediately phoned BMW aftercare team to ask for it to be investigated asap at nearest garage to me. After 15 mins on hold was told only their 5 service centres across the UK can deal with car issues with earliest date for inspection in March ! Said I’m not happy with that given what sales team advised or driving car. Told an amber warning light only advisory so to drive with caution and call back when light goes red.

      I’m not happy to do this, drive the car or with the after care experience (a sign of further stresses to come) so want a refund and to return the car asap.

      Please can you advise what I need to do today to get this done.

    • We have finally managed to obtain the transcript of this case.

      The judge's reasoning is very useful and will certainly be helpful in any other cases relating to third-party rights where the customer has contracted with the courier company by using a broker.
      This is generally speaking the problem with using PackLink who are domiciled in Spain and very conveniently out of reach of the British justice system.

      Frankly I don't think that is any accident.

      One of the points that the judge made was that the customers contract with the broker specifically refers to the courier – and it is clear that the courier knows that they are acting for a third party. There is no need to name the third party. They just have to be recognisably part of a class of person – such as a sender or a recipient of the parcel.

      Please note that a recent case against UPS failed on exactly the same issue with the judge held that the Contracts (Rights of Third Parties) Act 1999 did not apply.

      We will be getting that transcript very soon. We will look at it and we will understand how the judge made such catastrophic mistakes. It was a very poor judgement.
      We will be recommending that people do include this adverse judgement in their bundle so that when they go to county court the judge will see both sides and see the arguments against this adverse judgement.
      Also, we will be to demonstrate to the judge that we are fair-minded and that we don't mind bringing everything to the attention of the judge even if it is against our own interests.
      This is good ethical practice.

      It would be very nice if the parcel delivery companies – including EVRi – practised this kind of thing as well.

I have lots of pets and buy supermarket own brand cat and dog tins, among many other things.

 

Not so long ago (two or three months maybe) a large tin of cheapy dog food was 67p - now it is 90p. Six tins of cat food were £1.78 - today they were £2.80. I can't believe that the manufacturers have benefitted from this increase - and I am not sure if there is VAT on pet food but if there is then that makes it even worse.

 

I do not check the price of what I buy usually, but have noticed this and it is the same in all the big supermarkets. What is going on?

It's a total rip-off, I've got 4 cats and 2 dogs, It costs more to feed them than my family.

 

Your not looking for any more pets are you ;)

It's because they know animals can't live on the food we live on so you can't give them beans on toast.

 

Like a lot of firms, they are taking advantage of the times and making huge profits from it while others sink.

:D well not at the moment but we have just heard today that a tumor the vets removed from my beautiful XGSD (who used to be my avatar) is malignant:mad:. Seeing vet in two weeks to decide what happens next.

 

We have - 3 dogs, 3 cats, 3 guinea pigs, about 18 hamsters, ten mice, about 28 rabbits, 2 leopard geckos, 2 bearded dragons, various fish including 400 koi (OH's retirement fund!)

Looking at your avatar, did you see the dalmy on tv news that has given birth to 18 pups?

A busy time for the owners as she can't serve them all at once.

 

I hadn't seen that. We have two dalmatians that are crossed with foxhounds. We had 32 baby rabbits at once with three does (the person we adopted them from told us they were neutered!!) and only one of the mums was feeding them:eek:

It may be that feeding dogs or cats home made food is now financially worthwhile. When petfood was cheap it wasn't. I don't have the knowledge where dogs are concerned but it's certainly possible to feed cats on a raw diet as long as you include things like heart for the taurine content and make sure they get enough calcium. If you have a real old fashioned butcher it's worth looking into.

Our dog is fed on food from Pets at Home.

 

Unless we catch it on special offer, we're now paying £32.30 for 15Kg but it was only £25 a year back.

 

They're taking the Mick. :mad:

Connif, yes you can give your dog baked beans on toast -now and then - mine loves it, vet don't mind so long as toast not buttered! (That's what he said along with "don't waste money on dog shampoo, use good old Head and Shoulders)!

 

However, a health warning - for your nose - stay away from the dog for 24 hours after he has eaten baked beans and apologise to any visitors when they arrive!

Those dalmation owners have a busy time - years ago my dog was responsible for 15 puppies to the upstairs neighbour's dog! The birthing went on for 24 hours, even dropped one out when she popped out for a pee! At about No 8 we were getting worried - she was still enormous! No doubt who was responsible - every one was the spit of my old boy!

 

Then her milk dried up, she had to be kept away from her puppies as she kept trying to feed them, guess who had 4 weeks of sleepness nights, taking it in turn to do four hourly feeds through the night with a bottle? Everyone survived (including us owners!) and were found a good home, but my goodness, that was difficult and exhausting! Although I have to say worthwhile and I cried when each puppy left for its new home!

Maroondev I will keep everything crossed for your dog - I'm sure you know they get over these things much better than humans and I also suspect the treatment they get is far superior to what humans get! I'm sure you will do what is best.

 

One of my old border collies had malignant tumours (mushroom like wart things), chop them off, another one appeared. This went on for four years and he passed away from natural causes at 17! No side effects from treatment apart from a little sickness on two occasions, up and running around within a week of each removal - I also think they way our animals deal with illness helps them become stronger than us humans! We are wimps over things like this - they just get on with it. A lesson in there somewhere i think!

Pet owners have been conned into believing they should pay out for all sorts of special expensive food. I have one dog and he's fed on a complete food for working dogs which is under £10 for 15kg (was just shy of £8 a year ago so they're all going up). Check the analysis, you aren't getting anything better by paying more. Food for working dogs is VAT free.

Hey beans have gone up too. Tin of value beans used to be in the region of 15p. They are now closer to 30p

If you can keep you head when all of those around you are losing theirs try parking your helicopter somewhere else

Ultima dry cat food is as good as IAMS and is on offer at Tesco half price-about £1.90 for 8oog.

Yep tinned and chubb dog food gone up 50% plus, but dried complete at Tescos ( own ) has gone down slightly. Morrisons tinned about cheapest at mo. Must just be for extra profit cant think of any other reason why its gone up so much.
