When renting a commercial property and they request three months rent in advance is this classed as a deposit.Do I still have to pay the rent for the first three months in addition to the advance payment.

I can only speak for residential letting, but yes, you would have to pay the rent on top of the advance - this should be held until the end of your tenancy and returned minus any repair/wear costs that you've incurred during your stay. I'm also under the impression that a landlord/agent can only ask for a maximum of three months' rent in a furnished property (two months' for an unfurnished).

Anyone with commercial experience on here?
