Details are sketchy at the moment, but a friend has lived in a rented house for 20 months with pets (cats) with no problems. The house has been sold, new landlord doesn't want pets to be in the house.

 

If having pets was accepted by the precious landlord, does this acceptance automatically transfer to the new landlord or can they rightfully enforce their own wish for no pets to be kept in the house?

I would think this is going to be a bit awkward - will you have to sign a new tenancy agreement with the new owner or does the previous agreement still stand ?

As far as I understand, the existing tenancy agreement still stands unless friend has already signed a new one with the new landlord (s/he cannot be forced).

 

If existing tenancy banned pets then I suppose landlord could risk trying to evict friend for breach of contract, but it may be difficult if tenant claims previous landlord consented.

 

If the fixed term has ended, though, new landlord may only need to issue 2 months' notice using Section 21 procedure if he is insistent about the pets.

 

It may be best to try and negotiate.

As Steve says, if friends AST has come to an end and now on a PST, LL can issue S21 if he does not want you to stay there with pets.

Has deposit protection details been transferred to new LL, and have you been informed etc.

Try and negotiate and offer extra deposit if LL worried about potential damage.
