I am a secure tenant (30+years) and live in fair rented HA accommodation. The rent officer visited my current home 9 years ago (as new build) and wants to visit again soon.

What is (in plain language) the formula for setting fair rents? Is the service charge included in the setting of or is this on top of set fair rent?

What is the maximum percentage my rent could increase by?

Thank You

I live in a rented housing association property. There are six flats, all rented. The building is less than ten years old

I cant see how your rent is governed by 1977 Rent act

Thank You. Moved because of Landlord decant. Secure tenancy transferred with me – states so on Landlord rent application.

The digital switchover goes on back and forth. Will update.

Hi

Now you say you were decanted from your original housing association property to another housing association property.

Yes you are a secure tenant but with you being decanted although not through your own fault into another property the housing association will have to by law have to give you a new tenancy agreement for the new property that you moved into.

As for Rent Setting Policy yes housing association have to follow the regulation but the way each housing association sets its Rent Setting Policy will be different for all housing associations and should be reviewed regularly and in consultation with there tenants.

What I would advise is to write to the housing association (always get proof of posting) and request a copy of there "Rent Setting Policy".

Hi

Something also to remember is if the property you moved from then into a new build property - now if you had the "Right to Buy" before moving you would automatically lose that right when you moved into a New Build Property.
