I have been in a lockup for 6yrs.

The doors were hanging off , it was quite full of dead birds and bird dropping .

The roof leaked and the windows were broken.

I have cleaned over 60 large bags of dead birds and dropping from there

fixed the roof ,

made a new frame for the doors,

replaced windows,

put a wooden floor down,

put a first floor and made staircase.

You will need to give us more information than that before we can help.

When you moved in 6 years ago was it with the owner's permission?

Do you have a written contract? Are you paying rent? Was the work to improve it done with the owner's agreement? 

Are you using the lockup for a business or commercial purpose?

Why do you think the owner isn't entitled to tell you to vacate?

I did not know who owned it, The building has been empty for 10 years.

It is a hobby shed.

I feel that it is very unfair to be told to get out. 

I have spent quite a lot of money repairing faults in there.

I ask the council and they didn't even know the place existed. 

It does not even come up on street maps.

wont hurt you to check land registry mind...who owns the land etc etc.

Why? It was never your shed.

That is the chance you took / the choice you made, given it was never yours.

The first thing you should do is insist he gives you the demand to vacate the premises in writing and identifying his name and address. He could be anybody! He could be a fraudster trying to take it over himself. Or a prankster. Just because he says he's the owner doesn't mean he really is. You are in possession of the lock up and if he wants you out he has to follow proper legal process. That starts with a written demand for you to vacate the premises. 

Once you know who he is you can check who the registered owner is at the Land Registry and see if it is the same person.

Assuming he really is the owner I would think he is entitled to ask you to leave. He would have to get a court order if you refused but I expect he would win in the end (sorry, I'm not a lawyer and don't know all the technicalities of this).

Do you know what he plans to do with it? Demolition to redevelop the site? Did you ask him if he would agree to rent it to you?  Or even to sell it to you? 

Will he object if you strip out all the improvements you have made?
