You don’t HAVE to use a solicitor (or other licensed conveyancer).

The process is fraught with risks if you don’t, though.

 

As examples:

a) how are you paying? If you need a mortgage, will the mortgage company release the funds other than to a licensed conveyancer?

b) how are you paying? Will the vendor’s solicitor accept funds from you (rather than a licensed conveyancer), if there is any risk that they could be accused of not undertaking due anti-money laundering diligence?

c) As the freeholder (to be), what searches such as chancel liability, waterways, mine working and environmental are you arranging to protect yourself (once the freeholder, from future liabilities)

 

The physical steps in conveyancing aren’t particularly complex, but the risks of getting it wrong are so great that it isn’t wise to try “DIY”.
