Morning all,

I don’t have much to update on since my last post. On Friday 7th October TPM finally replied to my letter challenging their planned works which was dated on the 10th of August - however did not mention or acknowledge my question of what the company name and number of the landlord was.

We still have not received an invoice for all the works which we’re expected to pay for on the 25th of December…

Re write and ask for the company name and number.

I have to agree with the above to re write to them again pointing out that they have failed to answer your specific question to the actual Company Name and their Company Number as you are legally entitled to know this information and at present not answering that question there is no legal basis of a Management Company.

 

If you fail to answer what your full Company Name and Company Number is I require full clarification which UK legislation/Regulation you are using and the specific sections and to be provided with copies of these.

I received the results of the tribunal today and

 

they said

 

‘The Tribunal has determined that the Respondent’s estimate of £22,612 for a major works programme of external repairs and decorations is reasonable so that the service charges arising are payable’ plus they declined to make an order to stop the mgt Co from charging me the costs of fighting the tribunal.

 

The whole thing was a lot of work for nothing.

 

How is this fair?

 

I’m left feeling that the whole tribunal process is pointless.

 

Best way is to buy the freehold or do right to manage but in both these cases you need the agreement of the other leaseholders.

 

Mine are uncommunicative.

Hi everyone,

 

Unfortunately this morning I have received the final Statement of Anticipated Service Charge of Expenditure due to be paid on the 25th of December 2022.

 

£65,637.

 

Across the 4 flats in the building - we’re expected to pay £16,409.25 each.

 

Is anyone able to advise on next steps to fight and reject this? I don’t even need to mention the Cost of Living Crisis but I’m finding it hard to fathom that they’ve managed to exceed the already ridiculous quote of £45,000 back in the summer.

We are in a similar position with Together Property/ Southern Land Securities.

 

We have successfully taken over the RTM however are facing some ridiculously high service / surveyor fees towards works which weren't even started (40-50%).

 

I'd be interested to hear how you're getting on with your situation?

Feel free to contact me.

 

I would recommend anyone who's freehold is bought by them to immediately look into purchasing the freehold or taking over the RTM.

 

These people are out to get you for what they can.
