A few years ago I entered into a joint tenancy agreement with a family friend. The property was not mortgaged, but she required money quite quickly. A solicitor drew up a 'gift of deed' and I arranged a mortgage on the property in both our names.

 

I want to know if there is anyway of breaking a joint tenancy agreement under the above conditions?

 

Since taking out this mortgage on her property (when I was much younger) I have got married and cannot afford to buy a property for my wife and I; we are therefore living with my parents and it is becoming intolerable.

 

The only way I can afford to buy a home with my wife is to release myself of this joint tenancy burden. For instance is it possible to sign the mortgage solely to the other party, or can I sell the property with or without her consent?

 

Help much appreciated.
