Hi,

 

About three years ago, I lived in a student house with 7 other people. We paid 350GBP per person deposit on moving in. On moving out, the landlord did a very detailed inspection, and gave us a list of deductions from our deposit. We had two fridges, both of which were a little messy but not unreasonable. The landlord decided the fridges had to be cleaned, and charged us an admisistration fee of 40GBP per fridge. Similarly, a bin was left in the kitchen which was not part of his 'furniture' when we moved in. Again a 40GBP admin fee. Similarly, 40GBP admin fee for not replacing a light bulb.

 

Do i have any chance of getting this back, especially as it was over three years ago. In in all about 800GBP was taken from our deposit for these tedious things.\

Do you have anything in writing from the landlord specifying what the deductions were for?

Excellent. I don't think the time factor matters as you are well within the 6 year limit for taking action. As long as the breakdown shows which deduction was from which deposit, I would send them this letter (you will need to amend it slightly to suit your situation), clearly marking it 'LETTER BEFORE ACTION':

Obviously you are claiming for deductions from your own deposit, to get the full 800GBP back the other tenants would need to send their own LBA's etc.
