Hello,

 

I have recently signed a 12 month contract on a house, it was a contract bought from WH Smith.

 

However, I am having massive problems with my housemate and her family and am wanting to leave.

 

Am I stuck in the peoperty until the contract runs out or can I give a months notice to my landlord?

You can leave at anytime you like, however you will be responsible for paying the rent up until the end of the 12 months.

 

You need to either try and resolve the issues with your house mate or contact your landlord/agent, tell them the situation and ask permssion to find someone else to assign the contract to.

I believe planner is correct. I recently sued a tenant successfully because they left one of my properties three months into a six month agreement with zero days notice. The judge said they had clearly entered into a contract for the six month period and I had mitigated the loss by re-letting the property two months later. You can leave early, as long as you pay what you have contracted to pay.
