At my tenants' request, I've just put locks on the bedroom doors.

 

I gave them two keys each, put a card for the local locksmith in an obvious place and made a clear suggestion that they were responsible.

 

Whether all that stops me getting a call from a locked-out drunken tenant at 2 in the morning expecting me to sort them out remains to be seen :)

I suggest he gets the bill for this, including the out of hours call to yourself. I think I would also put a written warning in place with this tenant. If this is likely to happen again/does happen again you may like to consider Section 21 NOSP as a warning shot.

 

I can tell you that had he rung the emergency out of hours contractors that we use, he would have been told to sleep on the settee until the morning! (Being locked out of the house is different.)
