Hello all, this is my first post here, after reading all the helpful replies to other posts I am hoping for some information please.

 

After years of trying to get through and then personal problems, we have stopped paying our mortgage and other debts with the plan to go bankrupt once we hand the keys back. This is the 2nd month that payments have been missed. We have seen a house we would like to rent with a letting agent but we are worried that we will hand over the £200 in fees only to fail the credit check, lose the £200 and make our credit report even worse because of the search. We don't have CCJ's but there are a couple of defaults and obviously the missed payments.

 

My questions are: What exactly do the letting agents see? What criteria do they use to allow/disallow a rental? Would telling them we are going bankrupt do any good or make things worse?

 

We have a guarenteed income (pension) and thought the landlord may be happy knowing we have good money coming in with no debts.

Hi welcome to CAG,

If the agent checks CRA files they will see all

the data that anyone else searching will see,

CCJs, elecoral roll entry, GAIN and CEFAS entries

if any, late/missed payments and defaults.

I think you will have to as the BR will be

advertised in local news papers.

Have a good explanation ready as to how

you will be able to meet the committments

of the tenancy contract, you may well asked

to get a guarantor.

You should also be careful, as many agents who work for Landlords have a clause in the AST's that mean that if you are declared bankrupt then they can apply for reposession..

I am not a solicitor :!::!:
