We received a letter from our letting agency yesterday stating that our landlord wants to inspect the property on the 14th feb at 1100 hours, if this is not confirmed then the landlord will gain entry using his own key. Now, were ok with him coming round to inspect the property, but 1) we will be away for the weekend as from 6am on the 14th (we planned this weeks ago) and 2) we don't believe this is enough notice to give at all considering we both work and do not get the mail until 1800 most nights. Plus we are not happy that the landlord can just gain access with nobody there. Can he do this? and surely there needs to be more notice than this.

Look in your agreement. But under various Housing and Landlord and Tenant acts:

Generally, only 24 hours notice is required, but you have to give approval for access - except for emergencies. Inspections are not emergencies.

 

Inform the agent that you are going on holiday and are willing to re-arrange for a date after your return. Tell them that he is not allowed in whilst you are away.
