my landlords mortgage (taken out Nov'06 at 5.5% fixed) has a clause in the contract - "The SVR will never be more than 2% above BoE rate"

 

and goes onto the SVR as of 1/12/08 - means payment are £50 lower, which is a good thing for the moment.

 

Given the high LVR the best any company is willing to offer is 1.8 above fixed for 2 years at a cost of £1000. The cost outweighs the benefit!
