Hi All sad to say that i have joined the ranks of "formal demand" to repay my BTL loans with NRAM......i have never default on payments, but my LTV has increased to 108% LTV, instead of the agreed 85%. They say they are having it as one demand, despite the loan agreements being 5 individual ones, and two of these are at 51% LTV. I have replied to the demand, both emails, and letters, to the relationship manager, and also complaints ...but its gone cold...........is the storm about to hit me.............is there anyway i can ring fence things.......... the snow ball effect will be dire....as i have two other loans with another lender, ( with personal guarantees) and they are fine, and got some equity......i have ask if they would take some NRAM - but want 30% deposits, off the book valuations.......if i had that money, i would have reduced the 108%LTV with it instead....all i can keep doing is paying the amounts agreed, with a few over payments each yr...... any guidance on how to safe guard things... stressed, having a go at the kids and wife......which they don't deserve........ everything we have worked for, and got feels like its slipping Help and guidance - anything appreciated, but please no "Ha ha ha told you so stuff"
  2. hi in a leasehold flat.....a service charge is meant to be paid either in one go, Jan or twice a yr, Jan and June...however if u spread it monthly, they say there is a charge 2500% more that thye get charged to spread this payment over 11 months. although no money actually changes hands, you do not finally pay your obligation until the 11 month... so can they charge without FSA or OFT registration or is there a statatory words which must be used to say on this 11 payments when you start paying or is it no wording and hey charge what you like regardless

HI trolled through web page after web page and can not find answer to this question...maybe any one can help/expand company charges you a deffered payment fee/administration fee, does not pay any money on your be half, but charges you to pay over 11 months......the company is not registered with FSA or OFT.....are they allowed to charge even though no money is paid by them and should they have to state stat wordings etc with such agreement whether you entered into it knowingly or not
  4. hi andy another lease holder did lvt, and they said not their juisdication so even now this charge is not been assessed for lawfulness... it just another way the agents want to pay for their holidays, and directors of the L/H company want to say HEY look at how powerful we are....bit childish, but thats the personalities that they are...
  5. hi new here so sorry if there is a post before on this. i own leasehold flat, and have been taken to small claims court for a admin fee argument......i lost, and the solicitor said i was unreasonable and judge awarded costs in excess of the amount in dispute.... i said before cost were awarded i could only pay £20 per month. judge ignored this and said i had 14 days to pay 775. i ask the other party to comment, who said we will take me back to court and claim for further cost, and make a bankrupcy order against me. i know i have to pay for solicitors holiday home and his new ferrai, but any advice where to go to say i have no way of paying other than £20 pcm
