I was renting a property which I have now left, and the Landlord/ his agent gave me no deposit back... this is currently in dispute with TDS.

Whilst I was in tenancy I reported several problems to the landlords agent (hot water/ heating faulty and electrics unsafe and faulty) which i have email evidence of. Neither of these faults was addressed.

 

Having looked into it since i left, i realised that I was never given an address for the landlord in the Uk. The address on the contract was blank. I understand this means that no rent was legally due.

 

My 2 questions so far are;

1. can i claim the rent back, as they did nothing to sort out the maintenance issues they should have?

2. if the rent was paid direct into the landlords agents account, do i claim off the agent, or the landlord?

 

Additionally they took items of mine from the garage related to this property after I had physically moved out, but before my tenancy came to an end... the landlord is saying he didn't take it, the agent did, and the agent is saying the landlord is responsible for removing my stuff... who can i go after in this case, or how can i find out for definate who authorised my properties removal??

 

Both parties are basically sticking two fingers up at me, and either giving me the run around, or just ignoring my requests all together.

 

If this is how reputable companies act, then i feel sorry for you guys that deal with more scrupulous landlords :-(

As far as I'm aware, once the LL provides an address, all rent then becomes due. So if you bring this to the attention of the LL/agent, they will go ahead and provide an address and therefore you will not be able to claim any rent back.

Absolutely zero point in persuing the rent issue after the tenancy has ended.
