Bit of an odd one, if you rent a 3 bed house (tenancy solely under your name) and 2 of the rooms you rent out to lodgers.. do you receive LHA 3 bed rate less the income you make or a shared accomodation rate? If anyone can help and point to the relevant legislation that would be much appreciated..

Are you a single person or a couple with no dependents? Are you over 25?

 

LHA is decided on the how many bedrooms you are allowed. If it is just you or a partner you would get the one bedroomed shared accommodation rate, if you do not have the exclusive use of two rooms, or the exclusive use of one room, a bathroom and a toilet and a kitchen.

 

For the one bedroom self-contained accommodation you have to have the exclusice use of two room, etc.

 

However, if you are under 25 you will get the one-bedroomed shared accommodation rate regardless of what you have exclusive use of.

 

Even if you have got a 3 bedroom solely in your name, you can only receive for what bedroom rate the LHA says you are eligible for.
