  1. Yeah, this leak is mind boggling as we cannot find any damp ceilings anywhere so the only place we can think of is under floorboards downstairs I have just had enough of the property now
  2. Hi Steve, I believe there is a leak somewhere in the house, maybe under floorboards or something. The pipe outside is bone dry every time we look so no water is coming out of it The instructions say the pressure needs to be between 1 and 2. so 1.5 on the gauge and we end up filling it up every single day Once the boiler goes below 1 it stops working completely so 0.5 of the pressure is going somewhere and we cant find it When the boiler does heat up it does up to like 2 - 3 bars so it must be the pressure release valve I've completely had enough of the property now and seek to leave but I just don't know how I can terminate this contract :/
  3. Hi, it is a combi boiler hot water/radiators but the main issue is that we've not long extended the property contract (January) and till now, the LL has not offered to do anything. When I spoke with the agency they said that the engineer was sent by the landlord but the engineer tells me the agency sent him so I don't even know where this guy comes from :S - Maybe the landlord selected him and the agency sent him?? (Clever guess eh ha) But anyway, I feel that the landlord/agency should be checking in on these things to make sure jobs are complete and the fact the issue still persists to this day I feel both the landlord and estate agents are at fault. Landlord because he failed to supply a good engineer and the estate agents for not keeping tabs on the repair. I find it horrific that I'm still waiting for an issue to be fixed that I reported mid december2013 yet I dont have any grounds to cancel the tenancy?
  4. both appliances are built into the kitchen but they do have plugs so I can't actually see if any stickers are on the metal body but there aren't any on the actual plug. One thing I can say is a new dishwasher was installed and I don't remember them testing it?
  5. I don't have any wiring check at all... Just the gas safety certificate. So if I find out the engineer isn't gas registered, what can I then do?

  7. The appliances would be the fridge and dishwasher. As far as I know of, they aren't. Are they meant to have stickers on them? What benefit do I have if they aren't?
  8. Hi, I've not actually asked him for a registration card but I do have a gas safety certificate which is due on 25th April so still a few weeks to go. He does seem like some odd job guy and has not been very helpful or professional. Till last week, he actually did nothing. He can't find a leak and can't understand why it is losing pressure. All I want to do now is terminate the contract in any way possible. Thanks for your reply Just to add, he is not the person who did the gas safety check a year ago

Hi All I have a quick question for you all as I seek the best answers possible for my issue I have been renting a property for over 12 months now on an AST (Assured shorthold tenancy) and I have decided I would like to end the tenancy early. Reason being is that in December 2013 I reported to the estate agents that the boiler was not producing hot water nor was the central heating as hot as it should have been. On top of this, the boiler would lose pressure within 2 hours of the boiler being off resulting in me not having any central heating....... or... luke warm heat should I say! I would wake up in the morning for work to find there is no heating and I am like an icicle. I could only manage to get the heating on by physically filling it up with more water to increase the pressure They sent out an engineer just before the new year and he diagnosed the hot water issue but said he would return in January to repair it. In january I had nobody come to the property and I contacted the estate agency again who said that they will tell the landlord and send the engineer again. The engineer came in february and did nothing... again! (seems like he wanted to just make his money for not fixing the issue). He told us that he needs to get a specific part to give us hot water but wasnt sure why the boiler was losing pressure. He gave me his number personally and told me to contact him if the problem persists even though I told him the pressure problem persists I then had to take it upon myself to find a way to get some heat from the radiators by balancing them as bleeding them did nothing and I then at least had some central heating but the pressue issue still persists (Ice cold in the mornings and when I get back from work). I still also had no hot water either but was lucky the shower has its own heating supply. Then I decided it was getting ridiculous and I called the estate agents a number of times till it dragged into MARCH 2014. I let them know I was unhappy nothing was done and they immediately sent the engineer back to the house where he did a quick temporary fix to the boiler so we had hot water but said the pressure issue must be from a leak (a leak we cant find) and that he will need to come back in a few days to fit the part to have constant hot water. He returned and carried out the job but this was last week and it is now APRIL and the issue with the pressure still exists Now for the main question: Do I have any rights to end my AST tenancy agreement on the basis that the landlord/estate agents failed to repair the property in a reasonable time frame? I have no break clause in the contract but surely I am supposed to be able to rent a property that has warm living conditions. I must also add that the issue with the boiler has caused my gas bill to be sky high due to me needing to use it on full as soon as I return from work as the house is just so cold. Any help would be appreciated!!!! Thanks guys
  10. Hi there I finished my last job on Thurs 19th December 2013 with one week's notice paid out. This notice fell between two bank holidays (Weds 25th and Thurs 26th) My employer decided that I left on gardening leave for that 1 week as I left to work for a competitor. I would have had those 2 days off paid if I had worked that week Would that mean I am only eligible to be paid 3 days (20th, 23rd and 24th) and miss out on the other 2 days (25th and 26th) or should I have gotten paid for those two bank holidays?....... I ask as I have not been paid anything from my last employer even though I had a weeks notice and had 3 days holiday pay left. Their excuse for not paying me was because I was overpaid for the month which was paid out on 23rd Dec but if I add the 5 day notice from when I left and the extra 3 days holiday to that then I should be paid for 2 days holiday. I.e (20th, 23rd,24th,27th and 30th would have been my weeks notice and then 1 of my 3 holidays that I had left would have been used for the 31st), Am I correct or are they not obliged to pay for bank holidays?
  11. I have had a Barclays account from the age of 16 and I am now 23. In December 2012 I changed bank to Natwest and I had gone into my Barclays branch to change the account to a free one as I was on the current account plus paying £6.50 I believe. In February I changed address and I sent off the change of address form to get the address changed to my new one and Ive not used my Barclays account since until I decided to transfer money into it and the money was bouncing back. A week ago I tried logging into my Barclays online account and found my account had been closed II had around £10 in the account at the time of moving account as I moved the money too today I received an Experian notification to say a change had been made to my account and to my surprise it is a DEFAULT NOTIFICATION from Barclays for £27!!! I immediately went into the branch to sort this issue out and to cut a long story short I have been told that I need to call the debt collectors to pay the money and they will satisfy the account… I let them know that I had not even had any correspondence to say anything was wrong and then I find the address they have on file is my OLD address which is where all the correspondence had been going to. I have argued the fact that 1 the address should have been changed and 2 the money owed is because my account was in the minus for X amount of time yet it was because they kept on taking out the monthly amount for the current account plus when I should have even been on it in the first place when I made the change In December. Now I have just been advised to call a number which is in Manchester and let them know I am unhappy about the situation and go from there The way I see it is that I shouldn’t even owe any money to them in the first place and they are going around closing my account and issuing a default Can anything be done about this as I am supposed to be getting my mortgage in 2 months and I now have a default  I am panicking at the moment also because I have a baby on the way and this £27 default is going to ruin everything if I cant get it sorted in time. Help?
  12. This is pretty similar to my problem with Three who added a Default on my account. I wish there was a Three rep on here! I hope you get it sorted as I'm in the same boat as you and I know how inconvenient it is!!!
  13. Thank you for your reply. This happened christmas eve in 2009, I had been out to a bar where my phone was taken from my coat. The next day was obviously xmas so I left it till boxing day to tell Three and I went into a store and they gave me a new sim card and blocked the old one. To that point I thought there was a code on my old sim but it didn't have one, it had a lock on the phone only. I was moving on a short term basis to germany (1 yr) in the january with my girlfriend as she is german. So prior to moving I had opened up a german bank account and left enough money in my UK bank account to pay my final bills before I left. Now this is the tricky bit, on the 29th December 2009 I called to let them know I wanted to cancel my contract as I was moving to germany and was happy to pay the cancellation fee which should have been £30 as my tariff was £15 per month and I had 2 more months to go till the contract finished so they basically gave me the long talk and tried to keep me as a customer but I ended up going ahead with the cancellation and then they told me I had to pay £150 to cancel. I had then queried why the bill was so high and they told me it was for my recent call charges on 25th december to south africa which were around £118????? I let them know that my phone was stolen on xmas eve and I had gone into the Three store and reported it on the 26th but they had then straight up told me that I still had to pay it as I didn't report it within 24 hours... are they for real? I checked my contract terms and then I declined to pay for it as there was nothing in my contract saying I needed to report it within 24 hours so I filed a complaint with Three. On the 2nd Jan I moved to Germany and I asked my parents back in the UK to look out for my post of which they did and they would let me know each time I received mail. I did not hear from Three for a few weeks and in Feb they sent a letter telling me to pay the £150. At this point, my complaint had not been looked at by Three so I was still not going to pay till it had been sorted out. This went on for months on end and it wasn't actually sorted till I got back to the UK in the September. Three had passed the debt onto a debt collector and I did the silly thing of just paying them when I got back as I could not be bothered with it going to such lengths. My complaint was never actually sorted by Three and more recently I tried to apply for credit and was declined due to me having a 'Default' on my account of which I didn't even know about! I got my credit report from Experian and it showed that Lowell had updated a default on my account in September which was from the August of 2010 (Three). I did not receive any letters to say I would have a default placed on my account as I checked all post when I came back to the UK so what I would like to know is... Do I have a case in getting it removed??? Sorry for the long story but I want to ensure you understand the full situation.
