  1. No one is suggesting that you should put up with no heating etc, but there is a protocol to go through. Ie, 3 estimates of work, letters and only then you should think about with holding rent. On reading your thread, you do write with a chip on your shoulder, Im afraid. This is not only one persons opinion. This site is here to help people. Sometimes advice is offered and its not what the OP wants to read, which appears to be the case here. I wonder if you are confusing rasism with your LL and LA just not liking your attitude?!? With comments like "I cant even get a parking ticket", Im not warming to you!!! I fear you believe all are "out to get you" which is certainly not the case with this forum. Offers of advice take time out of people's busy lives and maybe you ought to be grateful for the advice.
  2. No, I know you dont have acopy, but the LA need not know that at the moment. I would definatly questioned why they wanted your copy. Seems to me that they might have mislaid theirs or that they wanted to compare.
  3. Camster, I really think you have a problem. If someone said to me that I had a large bottom, I would not be threatening court action. It makes me very cross that people wave this racism card round at the drop of a hat. My suggestion would be to "get over it". Im not suggesting that for one minute that people tolerate any type of bullying but I fear the old rule of sticks and stones has been swapped with Im goiung to sue your butt off. Try to forget about the comments and move on in life, some things are not worth the hassle.

  8. Hi all, well great news. LL has just sent me a letter offering to settle in full out of court. Has sent a consent order for me to sign so his solicior can send to the court. Then will pay 7 days after approval with court. Is this ok to sign? Im pleased that this fight will be over soon, however, sad, in a way that i have not gone to court and been able to give my experiences of that and of course the judge's ruling, to help others on this site. I would in particular like to thank MrShed, Planner, Just4Let and SteveM for all their help and words of wisdom. Also Callum's Gran for her warmth and friendliness. ( feel like ive just won an award) lol Im off to go treat myself to a new Mulberry handbag now for all my hard work with this lol xxx

Hi, well there is no harm in asking for a copy, you dont have to inform him you are goping to sue him at this point, maybe you could tell him a little porkie, Ie you want to check, t and Cs orthat you want to checkl to see if it says anything about large electric bills. I would be requesting this from him sooner rather than later. Good luck x
  10. Something is ringing alarm bells with me here, Im not sure why but it seems to me they will be losing a months rent by doing it that way. My gut feeling is took look for a more reliable agent. Hope you get sorted out soon x
  11. Death in family, severe illness etc. If LL does not turn up, if the judge rules against the LL then if he does not pay you he will get a ccj x
  12. Hi all, (if anyone is still with me lol) Have had a letter from my ex LL offering one fifth of what the claim is worth. Needless to say we declined his very kind offer and have told him we will be proceeding to court unless a more realistic offer comes our way x
  13. Why not suggest to the LA that you will get the cleaners in, and take it out of your first months rent, failing that, maybe get your rubber gloves on and bill them for your time. Best of luck x
  14. Why on earth has he allowed the LL to take 6 months to return his deposit, very poor show. Was the deposit protected ?
  15. Hi there. I have heard of this happening before, in those cases the judge has gone ahead and found in favour of the tenant. I beleive that the LL can have this set aside in special circumstances though. If I have got this wrong, anyone, please do feel free to correct me.; x
  16. Hi All, I was just thinking if it is a 6 month tenancy that ends end of Febv does the LL have to give notice at all, or is it just the tenant that can hand the keys back at the end of the tenanacy without any communication. Sounds like a stupid question, i know, but....... xx

  19. Hi there. If deposit paid by you was clearly stated in the contract then I would just go ahead and claim on your own. I would not use moneyclaim online, you need to use form N208 which can be dowloaded from HMCS website. I dont see any reason for you to stall starting your claim. You could always write to the court manager explaining your absence for 3 weeks. Best of luck and any more questions, just ask. It would be a good idea to read my thread as i have reported step by step on the process.
  20. Hi Renerana, although we are all busting for TDS to go to higher court as a test case, I fear for you, this could be extremely expensive if you were to lose,look into this very carefully before you commit. I would definatly be discussing my options with a solicitor x

  22. Hi Zarinda, please dont lets these people hold you over a barrell. If the deposit is now protected, I would tell them to go right on ahead and sue. Have a scout round this site, late protected deposits doesnt seem to matter to a judge as long as it is protected now. These sound like horrible tenants, I would still try to remove them from the property. Best of luck x
