My Friends daughter was rushed into agreeing a property to move in with 3 others. She has since fallen out with 2 of the others and doesn't want to move in anymore.

 

£100 deposit has been paid and she has signed to agree to move in on the 1/7/9. Nothing has been handed over nothing moved in etc just signed and that's it.

 

What is the LL entitled to do to'migrate?' his loss.

It is an AST agreement and the only detail regarding theses issues are as follows

The admin fee of £100 per new tenant and £50 per tenant who stayin on is payable upon signing the contract and is non-returnable.

 

 

Contract bit

4.1 The tenant cannot normally end this agreement before the end of the term. However after the first three months of the term, if the tenant can find a suitable alternative tenant and provided this alternative tenant is acceptable to the landlord ( the landlords approval not to be unreasonably withheld) the tenant may give notice to end the tenancy on a date at least one moth from the date that such approval is given by the LL. On expiry of sic notice provided that the tenant pays to the LL the reasonable expenses reasonably incurred by the landlord in granting the neccessary approval and in grantin any new tenancy to the alternative tenant, the tenancy shall end.

 

It seems if she could rent it out as in find someone else to replacement them then perhaps they could do it that way? But LL would need to be reasonable. She is just worried at paying out £700 for not staying somewhere.
