  2. I think from previous threads that it is not advised to include Deeds Fee. The other fees quoted I will have to leave to others to advise
  3. I would adapt the letter to your requirements and show mortgage charges etc, otherwise it will only confuse.
  4. Got a phonecall from Mortgage Trust today checking to see what documents I wanted. When I advised them they said there would be no charge and they would be returning my cheque for £10.00. A good start me thinks!

  6. Hi All Thought I should start my thread to follow my ERC claim. I thought I would start with the check list I have gone through Read the Forum Guidelines and make a mental note that because of all the effort everyone before me has put into this site, that a donation of 5% of any monies returned to me, seems very fair and must not be forgotten. Read the Mortgage Companies and other forums thoroughly to gain an understanding of the different stages one needs to go through to make a claim and how others have approached it. As stated elsewhere this will take 2-3 days, it is worth it, there is a lot to learn. My claim is for less than £5000, if your ERC is for a sum greater than this, read the threads very carefully before making a decision. They are not my current lender so this makes things easier. Gather the paperwork together that I have kept and make sure I have all my statements and a Redemption Statement from my mortgage provider. This will show the total amount that I was charged for ERC. This is all I am claiming for as there were no other charges that I incurred. If you are intending to claim for other charges as well, please check other threads for ideas. Fortunately I do have the Redemption Statement but I am missing a couple of statements and the original agreement, so decided to go for a S.A.R - (Subject Access Request) first. Write a Subject Access Request (S.A.R.) letter based on the template letter set out for banks; it is to be found in the forum library section. I will then have 40 days to wait for the mortgage company to respond and send me the documents I have requested. I can then write a Prelim letter, I have decided to use the excellent template that “Zootscoot” has devised. If you search for the posts by Zootscoot, you will locate the template letters, check it covers exactly what you want to recover ie ERC, other penalties and or charges. Interest Charges – 8% Interest should be added at the Moneyclaim stage not in the Prelim Letter, as I understand it now, but you can claim the interest that you have paid on charges if they have caused you to be overdrawn. I did not have to pay any interest so my prelim letter will just state the amount on the Redemption Statement. From the date of posting the Prelim Letter the mortgage company have 14 days to respond.   7. UKAviator I am just starting on putting together all the information to start a claim on ERC and noticed you were claiming interest. I had not seen this elsewhere and I was wondering how you were calculating this/ Good luck with your claim, I am glad my claim is going to be below the £5K mark.
