  2. If you click 'settings' in the tool-bar at the top of the page (which is part of your profile) it will display the threads you are subscribed to.

     

    I simple wanted to know if it was possible to add a bookmark facility added to My profile.

     

    You click on the bookmark button on a thread/topic and it's added to your book marks in your profile for easier reference.

     

    Just like you can book mark a thread/topic on this forum if your a member and log in http://forums.uktrainsim.com/index.php

  3. Hi 45002,

     

    If you subscribe to a thread either by clicking on thread tools and subscribe or by making a post on the thread then choose notification by email you'll be emailed as soon as a new post is entered on that thread.

     

    Also then if you click settings at the very top of the page then it will list the threads that have new posts... to see the total list of subscribed threads you can click on list subscriptions half way down the left hand side of the page in the My subscriptions box.

     

    Alternatively your browser should allow you to add a bookmark itself.

    If the Police are No help,contact the private tenancy/housing department at your local council on Monday and they should be able to help your next door neighbour..

  5. Why on earth is this thread been drag up again.

     

    Simple common sense if your moving in or out of a rented flat,or buying/selling,is for the tenant/buyer to contact a utility supplier and not leave it up to some else/3rd party......

     

    We not had the whole truth from the person who started this thread and they got caught out using gas and electric for free...

     

    He/she moved in January 2010

     

    Did nothing until

     

    July 2010 when they fitted pre-payments meter's

     

    resulting in

     

    Paying for court cost and gas and electric used for 7 months..

     

    End of...

    im a protective tenant of some 27 years over the last 2 years i have have had 2 new landlords neither of whom have given me any form of tenancy agreement but have just said the old agreement still stands

    now the rent assesemant officer has sent me the usaul form informing me of my rent increase ( every 2 years no problem) however the landlord is trying to put the rent up under the guise that they provide a service ( when i complained they said they ticked the wrong box) but because he gets charged by the owner of the building £ 870 per year insurance and maintenance, and admin charge this is good reason to pass this cost onto me, the fact that they have done bugger all to the property really winds me up

    i know the rent officer has to inspect the property but can a new landlord inflick some sort of maintenace charge upon me?

    i have never paid any sort of charge the whole 27 years i have lived in the house

    When a new LL buys a property with a existing sitting tenant regulated (protected) tenancy and your rent is registered under 1977 rent act..

     

    Your LL cannot whack on a huge service charge,as you where paying No service charge before hand,the new LL hasn't got a leg to stand on.

     

    You or the LL have the right to Object within 28 days of the decision by the rent officer,then the rent officer will refer the case to the rent assessment committee...

    My tenancy is the same as yours and was sold to new LL who tried to charge me £15.00 a week service charge,until i pointed out that i was Not paying service charge under my old LL and there was No service charge shown on the entry on the rent register https://ebusiness.voa.gov.uk/err/SearchRegister.aspx

     

    Your new LL will be lucky to get just a few pounds increase in the rent..

  8. Sorry, but I just don't get this. You have got access to a computer. Why are you not switching your supplier through an online comparison site? Energy Companies don't give you a loyalty rate. There are billions of pounds of unclaimed discounts available through switching to an online tariff, only 13% of the population are using this facility

    Utility Warehouse prices were good at one time, but that applies to all the energy suppliers. The trick is - Keep switching. If you are not sure if you are getting an accurate quote, then make sure you use a Consumer Focus accredited comparison site, or even look for energy comparison site reviews. The idea of the Government de-regulating the energy companies was so you could choose a company which offers a better price for your bills.

    Utility warehouse are really quite expensive now. Or are you an Agent for them?

    All that happened after de-regulating energy companies,is UK consumer ended up paying some of the highest gas and electric prices in Europe and energy companies in the UK make some of the biggest profits in Europe..................

    I don't know if you want to try this, buy a cheap infra red alarm, free standing thats activated by movement. When you go out, switch it on. If anyone comes in when your not there, it will activate and make enough sound to scare who ever calls including the landlord. It has to be something that only you can switch off.

     

    If it's the landlord, it should scare him off.

     

    Also maybe get a Personal Alarm.

About 16 - 18 months ago we had a tenant in our flat, which was all good to begin with, however after he left (which was on very bad terms as he didn't pay his last 2 months) we started receiving debt collection letters and telephone calls... each one I gave his forwarding address and telephone number saying that he no longer lives here... however, they're all coming back again.

     

    I can't help but feel that he's giving our address and using our address on new applications.

     

    Legally is there anything I can do??

     

    Any help would be greatly appreciated

     

    Don't think there is much you can do

     

    Mark any letters addressed to the previous tenant,"left this address return to sender" pop them in a post box next time you go out,no stamp needed.

     

    Royal mail by law have to return any undelivered (unopened) letters to the sender.

     

    Anyone phones you about your previous tenant,just tell them tenant left and you cant help them anymore.

  11. I cant see why, current tenancy started in 1999. No reason to think so.

    The initial agreement from the previous landlord has long gone. Yes it was a written tenancy agreement. I moved in before 1997 then moved out for a year and then returned and there was another one.....but again long gone. House purchased in 2004 by daughter and son in law. Sorry to be so vague but who would have seen this coming?
