  3. Hi all At the begining of this thread there was some discussion of a possible 12 year limit on Mortgage claims. Have I understood correctly, that unfair charges/penalties can be claimed going back 12 years. Appreciate any info on this as I would have a claim against the Halifax. Thanks Dangermouse
  4. I would pull out of the sale. We are 3 or 4 weeks away from exchanging contracts. It is not a nice thing to do to the buyer....but......it has to be better for us.
  5. Hi Everyone I have been hooked on this website since coming accross it a month or so ago. I have been staggered by the amount of money I have paid out (or rather been [edit] of) ERC's and bank charges in excess of £25k from various institutions, the same ones that appear frequently in this forum. I have the house on the market and under offer but I realsie that moving into rented accommodation in not the clever way to do things. I currently have a first (& only mortgage) that represents 70% loan to equity (based on the under offer price, and confirmed by the buyers valuer) I am 3 months in arrears with the mortg but nothing has been sent to the court yet (at least I have not heard anything). Does anyone know where I could go to get a secured loan on £30k? I will have to move quick as the last thjing I want is to move the wife and kids out into rented accomms. If I can, I am going to slug it out with the banks and get my money back but a roof over our heads has to take priority. Any advice from out there would be greatly appreciated. Dangermouse

  7. Maybe a silly suggestion, But I believe most people who let the bailiff in their homes do so to avoid any embarassment on their doorsteps. It is a powerful form of intimidation and I am sure that they are not allowed to 'make a scene'. However bravery can dissappear when someone knocks at 7:30 in the morning and all and sundry are listening. If a bailiff's letter arrived through the door, would it be useful to write immediately (recorded delivery) to the bailiff company (and maybe the council) stating that if a bailliff attends your home on another visit it is not your intention to allow them in. If they were to enter, it would only be because you can be easily intimidated and embarrased (perhaps simply because of the close proximity to neighbouring properties). If the letter stated very clearly that under no circmstances would the bailiff be allowed in willingly (or whatever the terminology is) might this be useful in the event that a subsequent bailiff does manage to get in?
