I need some help please with these issues: 1) Royal Mail are taking up to 2 weeks to deliver letters in my area - being a long term problem, this will become an issue as medical centre wont get any letters in time. Do I take 2 letters by hand tomorrow - one to medical centre and one addressed to the owners???? 2) The Landlords of the property are listed in official records as living at the medical centre which isnt the case - I believe I have tracked them down, they are local and the male is a retired doctor but I dont have his home address and the female is a "friend" of his on Facebook. Do I just copy the letter to them at the medical centre or not contact them? They seem to be the people with responsibility for hiring the car parking firm. 3) The real landlord appears to be quite a religious person so may be more approachable???
  2. There is also a 5-minute grace period after entering the surgery car park for drop off. Can the grace period be changed from the 10 mins under the rules to the 5 mins that the medical centre state? Its all so confusing. Enjoy the football.   3. Sorry I really have messed up. I had never heard of the term grace period before so its a big learning curve for me and my stupid brain. I will follow what you say to the letter in future. I dont have the money to pay so its will really affect me if I have too. I have read 13) and it says a grace period of 10 mins but above it says 10 + 5 - is that correct? I did read the notice board and the print is so small that even standing in front of it was difficult to read. Thank you for your help and assistance.
  4. I have brain fog I forget things easy - part of my medical conditions - sorry Do I just pay now? I dont want to end up paying £100 of waste an appeal and the stress of its if its useless??? Thank You
  5. The medical centre would not deal with the letter I took it there. They said to email the parking company which I did same day. What does GDPR mean? Does the grace period not apply on private land?
  6. Appeal has been refused saying the Grace period is not possible on private land - is this correct please? Medical centre wont get involved and said I had to appeal to the parking company. I have cut and pasted their reply below, Re: Parking Charge Notice Number CPM………….. Issue date: 17/11/2023 Thank you for your appeal received on 22/11/2023 in relation to the above detailed Parking Charge. We are writing to advise you, that, after careful consideration, we have concluded that the PCN was issued correctly and therefore your appeal has been unsuccessful. The terms and conditions of parking are brought to the attention of the driver by way of signage erected at the entrance and around the car park. The signs state that all motorists must register their vehicle into the kiosk upon arrival and that the car park is strictly for the use of patients visiting The Village Medical Centre. The signage specifically states that the car park is not for the use of MeikleJohn Pharmacy customers. At the time of the contravention, you failed to register your vehicle into the kiosk at the time of parking. This is a direct breach of the terms and conditions of parking, and you were therefore issued a Parking Charge Notice (PCN). Whilst we appreciate your explanation of being a blue badge holder, The Blue Badge Scheme for disabled drivers only allows the holder to be exempt from certain restrictions on public highways, the scheme is not relevant on private land. This can be confirmed by referring to "The Blue Badge Scheme Explanatory Booklet.” The double yellow lines on the public highway Kingswood Way have been removed, making it so motorists who display a blue badge can park here. There is no Grace period in this car park as it is private land and you are not invited to pay or stay as you should only be parked within the car park if you have registered your vehicle. The car park management system has been introduced to the above car park as a result of the high level of unauthorised vehicles, which subsequently results in patients visiting the surgery from being able to park. We would like to remind you that, The Village Medical Centre is not and never has been linked to, nor shares, a car park with MeikleJohn Pharmacy or any other business within that building. The Pharmacy and its tenants have their own private car park adjacent to the pharmacy. The reduced rate of £60.00 is now payable by 08/12/2023.   8. The Medical Centre are not interested said they had to have the cameras put in as so many others were using their space and its between me and the parking company now.
  9. I have contacted the Pharmacy and they said the land actually belongs to the Medical Centre and not them so they cant do anything about the ticket. The above thread is locked I cant type the answers in or copy/paste the info.

I went into a medical centre carpark to park in the disabled spot with my blue badge I noticed all these car parking notices and went to read one but nothing was said about blue badge parking I left to be on the safe side. Went in at 15.12 and left at 15.22 10 mins. Now I have a ticket as my car wasn't put into the system in the doctor. Contravention says Failue to Register Vehicle (I was just going to chemist on site not drs). I did put my blue badge up when I went to read the notice board. Is this legal and do I have to pay it? Obviously you can read all the small print as you drive in so needed time to check, such a small time frame would prove I didnt do anything else but leave. Would that stand up on appeal? Picture on letter just shows my car going in and out not where I parked up. Any info gratefully received. Thank You
  11. Yes I have done so, this behaviour of the bank is so inhumane when nothing is wrong with an account. Unfortunately the Ombudsman needs 4 months now to start looking into a complaint. I lost my workman as couldnt pay him, my house cant be rented out, the damage I have had is unbelievable despite ruining my daughters birthday as she got nothing!! Will just have to sit tight and wait for Ombudsman now as Santander gave up speaking to me weeks ago.
  12. Update: My daughter got a cheque for her account 2 weeks ago saying We have closed your account and giving no explaination. Letter was dated 6 April but took 3 weeks to send her cheque out. Today (28 April) I got the same letter, dated 6 April, Cheque dated 11 April and received on 28th April. So the bank needs 22 days to send out a cheque in the post. What is more disgusting is NO REASON GIVEN, blocked my account, destroyed all my direct debits, loads of stress and worry ALL FOR NOTHING. There needs to be a change in the law that banks cannot do this to customers and refuse to communicate with them. I still have no idea why this has happened?????
  13. I never do cash, all payments can be followed through. Only took £500 cash out at start of kitchen to purchase items locally 2 months previous. I gave my daughter the money in the first place but just needed a loan to get a kitchen finished. All payments are done via electronic transfer so traceable, nothing strange at all. Cant defend nothing when bank wont get in touch to ask anything, have even sent CEO email stating what was going on with kitchen etc. Thanks for the SAR link will send this off.
  14. Main issue is the bank hasnt asked for anything. I dont do cash or international banking. I have been doing a kitchen renovation and ran out of money so borrowed some from my daughter. I told her mark it as loan as I will be paying it back. Nothing more than that.
  15. I have still no reply from the bank except complain to the Ombudsman, done a complaint to them and now had a reply that it may take 4 months for a response even though I marked it urgent. My benefits will be paid into a new bank account later this month but I only have a loan of a friend for food and cant pay the direct debits that Santander are now returning. I still have no idea why they are doing this to us and what is supposed to be suspicious to freeze the account? Nobody seems able to help or pass on any information as to whats happening. No contact from police or nobody sure this is not correct way for a bank to carry on?? I am so frustrated and worried. 18 days now - just nothing. Any advice please?
  16. I have opened up two new bank accounts now and getting benefits changed into them for next month. I have emailed the CEO with all the details of my account but it is picked up by a worker in the office who has replied with WE DO NOT NEED TO TELL YOU ANYTHING AND NO TRANSACTIONS IN OR OUT. We dont know how long it will take and they still refuse to give me my benefits money. My direct debits will start to bounce now and my credit file will be ruined.
  17. Today I find out both mine and my daughters account have been blocked by Santander Bank and they refuse to say why, who, what or anything else at all. The last few months we have had several investigation phone calls about money in our account going back years which I explained all to them. Its just general banking stuff. I have saved my whole life for my daughters uni fees so her balance is healthy and they dont seem to like it. They wont even let me have my benefits or any cash at all. They refuse to speak to me even when putting in a complaint and just say wait. How can I wait with no money, soon no petrol and then no food!!!! I dont know how to get them to see sense. My credit rating is excellent so no problem, no overdraft, no loans. I phoned benefits and they know nothing about it either and said I should be given my benefit money but the bank refuses. Can anyone help before I go out of my mind PLEASE
  18. The property has been empty for a few months. Some electricity was used as workmen were redoing the property so small bill generated. No gas was used at all. There is smart meters installed. I am being charged around £50 for gas standing charge even though no gas was used. Is there any way of getting a refund on this? I know other companies do but dont know about Bold? I asked the lady on the phone but she said no but want to check any other options going. Thank you for reading.
  19. The police have said I have no proof the tenant did the damage!!! They basically want CCTV inside the house of him smashing the place up otherwise there is no proof - who on earth could provide that? They said claim on your insurance so you get caught whatever way you turn.

Some of the damage is smashed pipe work, smashed bath, slashed leather settees, filthy carpets, destroyed mattresses, chunks out of cupboards etc etc. If this is not malicious then I dont know what is. He even got a nail type thing and scraped the word "c * n t" into the kitchen walls that had to be refilled, sanded and repainted. They have no medical evidence I just said that he was an alcoholic that was clear when he took the tenancy. He lost his job due to turning up drunk to work on trains. Lost his car after drink driving. His friend gave me this information and from the video its quite clear its an alcohol issue as bottles litter the house. The policy covers both malicious and criminal damage along with water damage, accidental damage and rent arrears. I assumed this policy covered everything as there were very few exclusions. I read the small print before taking it out. The loss adjuster was sent videos and hundreds of photos that she has not bothered to look at as coming back with stupid questions that are clear from looking at the photos. Said the house had to be decontaminated after he put excrement everywhere but now saying that is not covered. Cleaning and repainting cost £1500. Police have videos and photos and refuse to do anything saying its a civil case claim on your insurance.
  21. I have a Landlord policy with AXA. The tenant became mentally ill and alcoholic which was hidden from me for quite some time. Then he had to be evicted due to serious property damage and unpaid rent. He decided he was too lazy to go toilet so filled the bed, carpets, wall, white goods with urine and excrement. The furniture was all soiled or broken. Axa are now refusing most of the claim saying "Tenants Lifestyle" not covered. I have triple checked my policy, before buying it and after and nowhere does these words appear. It clearly states I am covered for loss of rent and malicious and criminal damage. How can urine, excrement and smashed furniture be classed as "Tenants Lifestyle" Why isnt tenants lifestyle mentioned in the police as an exclusion? Are these the new spoof words to turn down every claim? Has anyone heard of this before I am sure they are making these words up to avoid paying. The claim if over £9,000 in total. I have searched the internet everywhere and no where does it state tenant lifestyle in regards to insurance. Looks like Axa is using it as a scam not to pay a genuine claim. Any advice please?
