  1. Interest rate cuts need to filter down from the banks quicker!!! Interest rates need to be cut further to make any difference to people whose property has dropped significantly, they cannot pay... and they cannot sell... catch 22?

  4. Tosh1... could you post a copy of your letter to your MP... if we call copied it and sent to our local MP's then we will be singing from the same hymn sheet (so to speak!). We could even cc the letter to Rt Hon Caroline Flint Mp,The Minister For Housing and also, Ht Hon Jack Staw, Minister for Justice... somewhere the mud should stick....

Petition to: Set up a rescue fund to assist people having their homes repossessed due to the credit crunch. | Number10.gov.uk I URGE EVERY ONE SIGN UP NOW... SAVE YOUR HOMES! It is very simple to do... the time to put the pressure on is NOW... before it is too late.
  7. The banks and local councils (Icelandic Investments!!!)... are being bailed out by the Government. What about people like me on the verge of eviction... Mortgage with the notorious Capstone (SPML) and loan with SPPL, there is no relief for us... WHY NOT? I appreciate that this is a global problem and needs to be dealt with, but the Government does not just consist of Gordon Brown and Alistair Darling... there are other MP's who can take this on board to help the people at the grass-root level. Why should I lose my home because of irresponsible bankers, bad regulations and why is the Government - Courts not using their power to help. For many of us we have been lulled by the past market situation into a false sense of security which has now gone totally pear shaped. Our mortgage/loans have increased yet our house prices have fallen... so even if we wanted to sell our homes we cannot... cannot sell, cannot pay therefore we are looking into a double-barrelled shotgun. With the banks shedding staff by the thousands (me included!!) we can no longer meet out mortgage/loan commitments through no fault of ours. The more evictions the more the burden on the state. As the banks are at fault how about realistic solutions like halving our mortgage commitments, thus making our repayments more affordable. Or, at the very least for a period of 1-2 years until the market is back on track. THIS IS REAL HELP not filling out endless court forms which only deals with the arrears and not the monthly mortgage commitment. Surely logic prevails that if I cannot afford to pay my monthy mortgage/loan commitment then how do they expect me to pay the arrears :?. Something needs to be done immediately! The Government / Courts cannot be allowed to bury their heads in the sand! If something is not done soon, then for the vast majority of people I cannot see anything improve... families thrown out of their homes... and suicide rates will increasing... morbid... yes, but a sad reality which can be avoided! What can we do to put pressure on the Government... who do we challenge within the Government?.. can we get the MEDIA to take this on board as a matter of urgency instead of their everyday 'harking' about the Banks. If they can put pressure on now then a lot of unnecessary pain and suffering can be avoided.
  8. Hi there Just wanted to know if I could claim back mortgage redeption charges in the case of changing my mortgage early? I there any one else who is attempting to do this? Please advise if possible and /or if there are any template letters. many thanks Lucky01:confused:

Over the last 5 years or so I have paid early repayment charges or redemption fees when moving my mortgage - combined this must amount to around £50K although each individual one is probably around the £15K mark. Can I reclaim this money back? if so what is the procedure? are there any templates or such claims already being made. many thanks Lucky01 :?

Their letter says it is a 'gesture of goodwill and is in full and final settlement of your complaint against the Halifax. To accept the is payment you do not need to take any further action as the payment will be credited to your account within the next 14 days. If you do not wish to accept our offer, please return this payment and contact me on the above number'. What should I do?

  12. Hi there, I was claiming £3075, but last week received offer from Halifax of £1611, paid in today 8 July. They did say if I did not respond in 14 days then they would assume I accept this as full and final settlement. Where do I go from here. They money is paid in before I could say or do anything?

Hi there, sending having sent my initial letter and spreadsheet to the Halifax, received reply that they have investigated my complaint however are happy that the charges have been correctly applied to my account!... I am now sending them the Letter Before Action .... what I am unsure of is do I add the paragraph 'Furthermore, I shall submit a Consumer Credit Act 1974 complaint to the OFT upon the basis that you have failed to comply with the OFT's direction of 5 April 2006 and are therefore not a 'fit and proper person' to hold a consumer credit licence under the 1974 Act. If you do not understand what this means then seek advice from your legal department.' Any advice would be greatly appreciated. Lucky01
  16. Hi Everyone Have sent Preliminary Approach for Repayment letter over 2 weeks ago... no response... guess I now have to send 'Letter Before Action'. Slight confusion .... for the Preliminary letter I was advised to send the spreadsheet without including any interest. The next letter 'Letter Before Action' has sections to input interest ... what do I do? to I insert the interest charges and send my Spreadsheet including all the interest charges too? Please advise
  17. When sending this letter, do you include your interest charges? also the spreadsheed to include interest charges too. I was advised not to include these in the Preliminary Approach for Payment letter, however, in this letter I am asked to insert this info... am confused :?. Have sent Preliminary Approach letter over 2 weeks ago no response... hence I guess the next step is the Letter Before Action. Can someone please advise re: the interest. thanks
