  1. Hi there, We have just moved into a new property and unfortunately we have had a major change of circumstances and the only alternative is to leave the country. We started out tenancy on the 25th of November 2011 and have a 6 month break clause. I emailed the agency and landlord yesterday and gave 2 months notice and was expecting to possibly pay some sort of agency commision as a penalty but have been told I am not allowed to break the agreement and if I do wish to do so I have to pay £1000 plus VAT for them to market the property again and if they do not find someone I am still liable to pay rent and stay on. "we have agreed that we can release you early from the contract by starting to market it now with availability as soon as you have left, however you must understand that if we cannot find anyone to move until April (for example) you are still committed until this time. Of course we would do our best to find someone to replace you as tenants for the landlord but we will only be able to do this for a fee of £1000 + VAT." IS THIS ALLOWED AND DO I HAVE TO PAY?
