hello meerkat one i feel im in a waking nightmare have just checked on my properties and they have all been boarded up no way of getting in and iv been informed that my last remaining tenant who is a good payer as been served two months notice ws have said that to carry on renting it would take six years to pay of the arrears but what they didnt mention was one they allowed the tenants to build the arrears up in the first place i only owed three months when they took control they never managed the properties at all never checked them never picked up the rent and never served bad tenants eviction notices when they fell in arrears they just sat back its no coincidence that they have emptied all the properties now after two years why wait till now leaving properties empty for six months hence allowing more arrears to accumulate even though i nave decent tenants waiting to go in im not messing about anymore im bloody angry i feel like breaking the law so they take me to court it seems like the only way to out these b--------ds i would love a judge to here what they have done to my kids and me i couldnt reply to your pm its playing up at the mo its my luck lol all i know is iv never been to court over the properties and all attempts in the early days to come to a arrangement to pay of the arrears with MX were just knocked back if i had been left to run my buisness i know for a fact i wouldnt be in the state im in now WS have done this they couldnt manage a p---up in a brewry and i wont rest till there finished im gonna sue their assses of just need a good barister on a no win no fee just want my houses back and loss of earnings they couldnt afford to pay me compensation for what they have put me through theres not enough money in the world sorry to go on but i dred getting up each day not knowing what they are gonna do to me next regards MARLEY 1

hello everyone just wanted to update WS have now sold one of my houses and have the other two empty ones up for sale they are taking everything of me i know for a fact if ME had left me to deal with my original problem i would not be in the situation im now in I would see them in court tomorrow if i had the money which they have made sure i havnt im seriously thinking of getting in touch with martin lewis of GMTV although it would be embarrasing airing my private buisness it would be worth it to shame them i wonder how they will defend their actions against a widow with three children whos worked so hard just to keep a roof over her kids heads which is now under threat due to their incompetence ME and WS must be so bloody proud of themselves cant wait to shame ME as well keep strong everyone some good got to come out of this x

hi meerkat one no i cant get it them they have changed all the locks im having trouble getting in to pm at the moment so missed your message sorry, i have been told if i go near them again i will be breaking the law since WS have took over my mortgage arrears have quadrupled and i have lost three tenants two houses have been sitting empty since march even though i have tenants waiting to go in the third has been empty since 17th july like i said before they are blocking all my attempts to sort out my houses, although i know have a company repersenting me and they are going through the SAR from WS as we speak im losing money and incurring more mortgage arrears as the houses are now empty WS are making no attempt to chase the tenants for the arrears that they allowed the tenants to build up which is now at least £25,000 the tenants have played the system telling me they were paying WS and telling WS they were paying me in truth they were paying no one just taking advantage of the situation even though i had told WS what they were up to they allowed the situation to continue i even ask WS if i should pursue the tenants for arrears they said they would deal with it two of the tenants had been taken to court to be evicted the arrears had been proven in court they still have done nothing they have just caused me more financial worries this company should no longer be trading i cant understand why ME are still using them surely they must notice they are not performing the job they have ask them to do they have only made matters worse i have had this stress since january 2008 i owed a couple of months arrears at the begining due to a bad tenant and my fixed rate ending i made several attempts to sort matters out with ME they chose to use WS and its been down hill since thank god for this forum but we all need to get control of our buisnesses sooner rather then later we need to bring them buggers down theirs enough of us see how they feel when there jobless and homeless might think twice playing with peoples lives in their next jobs if they ever get remployed after what they have done thanks again everyone for your help and support new week new beginings x

WS have excelled this time i went to my partime job last night and had to put up with one of my former tenants who had been evicted after accumulating £7000, in arrears telling me over the bar that i was bankrupt and he also new i had three properties empty that bit bein true he then proceeded to broadcast all my buisness for all to hear even though i had said i did not want to discuss my private buisness with him ever least of all in my work place he said he had found out all he knew from WS and a judge had told him i was bankrupt which is not true so they are not content with ruining my property buisness they are obviously discussing my private affairs with tenants as in the past the same tenant informed me of my mortgage details with ME when it was took out and for how much which i thought was suppose to be between me and the lender i live on a small island and now it seems everyone knows my buisness if i was upset before im fuming now as i enjoy my partime job ,WHATEVER HAPPENED TO THE DATA PROTECTION ACT it doesnt seem to exist with ME and WS how much more humilation does these companies want to put me through im realy at the end of my tether i was born on this island and now feel embarrased not knowing who knows what about me

hello everyone just a quick update i now have three properties sitting empty and have been told to stay away even though i have tenants queing up to move in .two of my old tenants went to court i was not informed of dates or times these tenants were allowed to accumulate £17,000 arrears between them i do have a company helping me at the moment and they are conversing with WS but none of this is helping me at the moment i have no income bills are accumulating and im getting deeper in debt with the ME this has gone on far to long and so unfair with me bein told by law not to change the locks and to stay away how am i suppose to make good one house has steel panels on the windows looks abandoned when i ask about it they said they were selling it i told them i had tenants willing to take it on as it stood and that it would not sell the way it looked with the panels on the windows this is now making me feel ill they just want to run me in the ground and they block every avenue for me .Should i have been informed of the court hearings as i wasnt and what about all the rents iv lost and im still losing surely this cant be legal the company i have helping me are doing thier best but are also very busy they are only a two man team and at present are trying to decipher the subject access request which obviously paints me in the worst light even the tenants have milked the situation iv been honest from day one and all iv been met with are lies i realy want to fight these companies but with no money and no proper knowledge of the legal system i feel im fighting a losing battle i read your stories and it comforts me to know im not alone in this fight but they need sorting sooner rather then later before we all go under which i feel is their intention thanks everyone for your advice love to you all MARLEY 1

hi patrickq first i would like to wish you luck at the hospital and i would imagine all the stress from this isnt helping with your fits i know it use to make my husbands worse .I would also like to add im seeing that man i mentioned previous, today who maybe able to help us all if all goes well i will pm his number to anyone who wants it . thank you everyone i will bear all your advice in mind . i spoke to ME who have now informed me that i have 3 houses up for sale and im to speak to WS about them even tho they wont return calls or i just get the answer service i can honestly say this whole buisness is making me feel ill .im hoping to hear somtime this afternoon from that company with something positive otherwise its another stressful weekend of sleepless nights it just not fair on my famliy , il let everyone know the outcome of this afternoon call. hi just wanted to let everyone know hi just wanted to let you know WS have excelled this time been round my houses today they have changed the locks on them again even tho i have a skip on the drive trying to clean up and they have put metal sheets on all the windows of the other one i tried to phone and speak to mathew bowers who is in charge of my case and he was unavailable im at the end of my tether they wont even let me clean my houses . But on the up side have found a company who specialise in dealing with these cowboys on a no win no fee basis hoping to speak to the main man tomorrow but his assistant said i have a good case and their company has a high rate of success so i will keep you updated they maybe able to help some of you . I also sent my subject request to WS with a letter asking a few questions awaiting a reply . ws

hi meerkat the property in ? has been with them since last may, i can only assume the tenant has paid them no rent and that is why she vacated the house she had been a tenant for 13 years and if ever she fell behind she always managed to bring her rent up to date so i dont know what had happend i just told her to pay them but i do know she lied to them and said her rent was less then it was if they had communicated with me and not bullied and threatened her it could have been sorted a lot easier i dont know whats happened between her and WS as she no longer will talk to me im waiting for my sister to write two cheques out for the subject access as i dont have a cheque book i have put in complaint to ME and have been told it will take 20 working days to look into in the meantime i have a new tenant ready to move in the second property once it is ready and i will pay ME direct this property again has a backlog of high rent arrears which WS allowed to accumulate and to my knowledge they are not pursuing either tenant for these arrears they have just added it to my bill which i think is totally unfair because they allowed it to accumulate and when i ask if i should pursue the tenants they said no they would but since been told they are not going to they are just going to sell the houses which i think was their plan . im going to know email WS for some answer and i will keep you informed

just found out the property in question is up in our local estate agent even tho i told them i wasnt aware it had been repossesd

they have charged me £60.00 to despatch the deeds to drydens who are suppose to be theeir solicitors

just a quick note to let you all know just received a letter of ME telling me they have despatched my mortgage deeds of one of my properties to drydens and have added £60.00 to my account but know explanation as to why or what for could anyone enlighten me please as to what they are now playing at its the house that had the estate agent in when i went round to change the locks iv received nothing from WS apart from a missed call i have now refused to answer calls anything they want to tell me i wont in writing from now on .

After reading all your comments and post i have realised i'm not the only one in this extremely messy situation regarding mortgage express and walker singleton. Due to Ws i now have 2 properties sitting empty with over 24 months rent oweing between them since walker singleton took over them. At first i was informed that they were going to be relet by a company used by walker singleton who i look up on the internet and could find no trace of said company. I then phoned mortgage express and was told that walker singleton were now going to sell the properties if i could not find the arrears oweing, i then informed them that i would pay what i owed before they put walker singleton in charge. I was told that i had to pay all the arrears in full and any charges for miss mortgage payments which at the start of my arrears it was roughly £8000 and it is now close to £42,000 and has eaten the equities in my properties which i feel was there plan. Each time i have phoned to try and sort the matter out i have passed from person to person and can not find any solution i have also sent several letters by registered post and have not recieved a response and when i enquired about the letters they said they had not recieved them. I have been told by several solicitors that i have a case of negligence but i am unable to finance it so i really don't know which way to turn. This has been going on for 2 years and after numerous times to try and come to an arrangement even asking for a meeting and it has all been declined all they want is the money which WS have allowed to quadruple. If anyone could could give me any kind of advice i would be extremely grateful because i need to get control of my properties back as it is my only income and i feel i could lose my business and my home.

just wanted to add i informed WS the huses were empty on the 8th of march there was a paper just on the floor inside the hall dated 14th April so it took them over a month to go and change the locks losing me more money and gaining me another months mortgage arrears MARLEY1

been round to the houses and changed the locks the locksmith said that bailiffs had been in and changed the locks and also shut of electric, gas ,water on both properties when i got to the second one there was a estate agent in there who informed me the property was on the market i told him i had no knowledge of this and i was going to relet it so he left how do i get the utilities back on cause everything is taped up has anyone else had this happen if so what did you do ? all advice would be greatly received thank you MARLEY1
