thats helpful. Utilities have been the responsibility of the tenants, however if the bill has someohow been run up during a month property was empty suspect it may come back to me unless tenant gave incorrect reading to utility company.

Looks like property was empty between lets so there must have been some very productive team of moths or mice running a business burning the electricity:-?

I have just got my flat back having let it and have one of these leters, I contacted LSC and asked for info, they were incredibly cagey stated it was utility debt for a month in 2008, I was not in the property at the time it was managed by an agency. LSC could not give name of the customer on utility bill which sounded rubbish, they seem to be fishing for a mug, I gave the letting agency tel number but LSC are adamant that I am liable as the landlord, they said £140 if property was empty, they sugested it was a void period who was brurning the lecky, letting agency leaving fridge on would not run up £140 -
have been letting my home through agency, got the property back today, letter to occupier from litigation services co, telephoned them it is a debt for british gas for electricity between 9/8/08 and 4/9/08. I suspect the property may have been void at this period but company state i am liable as landlord I did explain I was not at the property during this time. Am I liable? common sense says no as I was not in but they are convinced I am liable Help:evil:

go to edinburgh council website, they have a good private let section with advice for landlords, they have all the forms for you to download. you must give 2 months notice, the forms have to be sent recorded delivery or served by sherrif officers. You need to provide grounds for taking back the property ie need it back for own use and it was previously your main residence or tenancy coming to end
