  1. No. The problem faced by the consumer is that these HIPs are stored electronically. If a intrested party wishes to view such an item they have to be printed, for which the Agent incurs costs. I know of one agent in the Portsmouth area who tries to charge £12 for the priviledge of viewing.
  2. Has anyone ever tried to read a HIP report from an Estate Agent. I was looking at a house that i thought was rather pretty and after my initial enquiry, was bombarded with sales pitch (predictable) but after i asked to see the HIP report the looked blank and fobbed off the usual dishwater off not completed or delayed. Now in this field i am an expert. But the blatant denial of law in persuit of financial gain never ceases to amaze me.
  3. Did that Jesus bloke not dish out mouldy bread on a Sunday
  4. these people are fishing, they buy debt for 1p in the pound and then attempt to make a profit by sending letters, as a lawyer mate of mine always says your first responce is,"PROVE IT).
  5. Oh a classic, was in a restaurant and both me and my Brother ordered lamb, was told they had run out, only to see 4 people served 10 minutes later. The ressie and the the group of 4 did not enjoy there evening.
  6. Eastate Agent (must make up new name for them) saying i dont need to see the HIP REPORT
  7. outstanding behaviour these banks are getting their knickers in a twist did the sheriff actually hear any of the evidence as i would be very intrested to hear his view
  8. only accept the full amount, they are relying on consumers to take a hit the more that do the less they pay. FULL AMOUNT ONLY.
  9. Alec this refund is it the full amount you were expecting. if not place it in a high interest account and continue for the rest DONT accept anything less than best
  10. i can assure you a sheriff, is waiting with glee for one of these cases to come before him, as us Scots know, towing/clamping of vehicles was deemed as theft, by the contracter and local authority. Salute the scottish law system (based on French law) and use the full facilities to your advantage. delay if needs must, request appearance of tellers and Managers of your branch etc etc. A sheriff will demand to know the justification for charges andif RBS fallshort in thier explanation, he will strike them down.
  11. the cost to the lawyer preperaring the case cannot be levied against you in the smalls, win or lose. you recover the charges and costs,(reasonable), and the £39. court costs. They WILL settle, because they cannot justify the excessive and unfair charges against your account and to prove they are they must produce evidence which is the basis of your claim, and what all us cosumers wish to see (if only).
  12. not come across a bank challenging, but you are in your rights to intrest and costs (postage, copying etc), but these MUST be reasonable. The legal fees incurred by RBS far outway the effort on your part and these costs cannot be recovered in the smalls court. Have faith and endeavour to the end.
