  1. bazak1... they only installed the cabling through to the front room. The satellite dish TV, Satellite box etc. was all there (and is mentioned on the Inventory). Mr Shed... we did sign the inventory when we moved in, the difficulty is that this cabling was installed after we signed the inventory, but just before we physically moved in. The other difficulty is that we have never had direct discussions with the Landlord as we have always dealt through a letting agent who is rather awkward. She e-mailed us yesterday and is refusing to provide us with the Landlords current address!
  2. We have not heard how much this will be. Other than a letter stating that we would be charged for fixing the cabling and the bulb replacement work, we have had radio silence on how much all this would cost. If the amount for fixing the bulbs is small we will probably just end up paying it, however I wanted to understand if I had any right to use the "repairing difficulty" as a negotiation point in the letter I am drafting regarding the cabling issue.
  3. Thanks for your thoughts. Unfortunately we have no idea who installed the cabling as it was over 1 year ago. But now I read it back, you are right that it does make more sense that the landlord would have done this given he owns the dish, satellite box AND the tv! Any opinion on the bulb installations?

The cabling runs from the satellite dish in the back garden through to the TV unit at the front of the house (both the satellite dish, satellite box and the TV are owned by the landlord as per the inventory). We are not sure who paid for the installation. The cabel man did have his own set of keys so we assume he got these either from the letting agent of the landlord. The letting agent is not claiming any knowledge and the landlord is denying he put it in.
  5. Hi All First I would like to say thanks to all the people posting answers on the site... really informative! My wife and I moved out of our property at the beginning of February and have not received our 1600 bond back. We are currently facing two issues: 1. We received a letter from the Letting Agent claiming that we had installed "shoddy cabling" through an outside wall and two internal walls and that the landlord would be seeking to have this fixed. In fact this cabling was not requested/organised by us and was installed within a few days of receiving the keys (prior to us moving in, but after the inventory check). The only evidence that we can show that we did not do it is that we have always asked for the letting agent to manage all repairs on the flat, plus we referred to a pile of dust left in the kitchen when we moved in. This was caused by the cabling guy. Unfortunately we have no photos! Given the cabling was not mentioned in the initial inventory are we going to get done for this? Where does the burden of proof lie? 2. The closing inventory report mentioned 3 light bulbs that were broken. For one of these the fitting is broken, and it is not possible to remove the bulb. For the second the bulb is not actually broken, we think it is a wiring issue (that was fixed by the letting agent and has since broken again). The third bulb is an outside bulb where the screws keeping the glass covering in place are very rusty and could not be removed (well we didn't manage to do this!). Would we be expected to cover the costs of the replacement given that we were not able to reaonably change the bulbs due due to poor maintenance. Any advice/help on this would be really appreciated?
