We have lived in our house for 6 years on 3 tenancy agreements have good relationship with landlady.

Contract is due for renewal and managing agents are.insisting that our new contract is a new tenancy and we are to be treated as such.

 

To the extent that.they are.using our address at which we have not lived at for.6 years as the address on the contract.

Despite talking to them they are insisting that we are.new.tenants as.we.are.signing a.new.agreement. Various terms have changed e.g. we are now responsible for repairs to central heating

 

We love our house any advice how to resolve

Could you just clarify this is Private Let?

 

Has The Landlady changed who the Estate Agent is that Manages your Property?

 

The Estate Agency stating that this is a New Tenancy and you will be treated as NEW Tenants is incorrect is may be a new tenancy as the previous fixed term tenancy is coming to an ending but you are NOT New Tenants.

 

The new clauses in this New Tenancy Agreement you can challenge and the one stating you are responsible for Central Heating Repairs (especially if this is Gas) is incorrect as this is the Landlady/Estate Agents Responsibility as they are required to carry out an annual Gas Safety Inspection and the person doing it has to be Gas Safety Registered.

 

If you have a good relationship with the Landlady I would raise your concerns with her about this as it is her that has employed the services of this Estate Agent to act on her behalf.

When your fixed term assured shorthold tenancy ends you can sign a renewal agreement, let your tenancy become periodic or leave the tenancy.

 

 

If you payed a Deposit is it Protected in a Tenancy Deposit Scheme as required and you have been given a copy of the Prescribed Terms of that specific Scheme?

 

(Note where you state various terms have changed these actually are not terms but are classed as 'Clauses' in your Tenancy Agreement)
