I rented a property on a 1 year lease stating no pets allowed, I have since found out that the tenant has a dog in the property & the lease expired approximately 2 years ago.
I have since pursued the tenant through court on a section 21 over 2 months rent arrears, but they have fired back at me in court with not putting the deposit in a government backed scheme which would cover the rent arrears, which I knew nothing about. The tenant also asked me to take the deposit off the rent arrears a while back. They Also said a few other issues no smoke alarms fitted & a gas cooker broken which have all been rectified now
Recently there is also damage to the property.
Where do I stand ?
Yet, you have had the advice : return the amount you were not owed.
It may not be the advice you hoped you’d get but both legally and morally : return what was not due to you (so the cost of the items you haven’t returned!)

Don't touch them owe me £500 since January 2019 make excuse after excuse. Seem they always have software problems sending money out. Keep saying they will call back or email nothing been chasing it now for 6 mths the phone staff always have the same banter we will chase it up and get back to you then nothing!
