Empty home insurance - ** RESOLVED **

Hello insurance specialists, I wonder if you can help me please?

 

I'm executor for my mother and am trying to renew cover for her house. It's been empty since she went into a care home about 3 years ago and we're currently trying to sell it. Probate came through in August.

 

I rang Swinton who have been insuring the house through Towergate and they say nobody wants to quote now, because of the length of time the house has been empty.

 

Does anyone know of other companies who would look at this please?

A brokers called Home Protect can normally obtain insurance for most types of risk, but it may be expensive.

 

If the house was furnished enough for someone to live there occasionally, then it might be a better risk to Insurers. A house that is empty and unoccupied, hardly ever visited is an unattractive risk.

 

Unoccupied property insurance usually comes with terms and conditions, no theft cover and no escape of water cover. Make sure you ask about exclusions.

Glad you got it sorted.

 

Better to be away from Swinton anyway, as they have limited options. They are owned by a big French Insurers.

 

It might be worth getting the house at least partly redocorated e.g fresh paint. When any property is left empty for 3 years, it can start to suffer and you will get property speculators looking at making a low offer to make a quick profit.

Thank you for the advice, UB, I've taken it on board. The offers have been OK, it's just that the one we accepted earlier in the year was withdrawn at the point when we got probate.

 

I agree about Swinton, their panel is limited.
