Ok here we go again.

I've dealt with thousands and thousands of building insurance claims.

Most claims are viewed by a loss adjuster who on the whole are reasonable ,realistic people in touch with prices and the unforeseen problems that can arise as the remedial work continues.

 

Asprea on the other hand will quote prices so low there is no way the job can be completed to a good standard of workmanship.

They will under price on materials and labour. ... Not my scene.

 

My Mother in laws house has been flooded by a burst water main from a neighboring property.

 

I've stripped out the ground floor floor coverings put in dehumidifiers and have a meeting with their "surveyor" in the morning.

I won't be having breakfast. .....

The "Boy" they send out will suffice !!!!

In-fact thinking about it.

 

Can I not just "short circuit" this by claiming off the neighbours insurance ?????

That would cut Asprea out of the equation.

The house next door must have "Third Party" cover.

 

Or is that me just me looking at the "bright side"..... I do tend to think "out side the box"

f16, it is my understanding that you would claim off your own insurance and your insurers would then claim from the next door neighbour's insurers.

f16, it is my understanding that you would claim off your own insurance and your insurers would then claim from the next door neighbour's insurers.

 

Thought there normally had to be negligence to claim off the neighbour in these circumstances.

We could do with some help from you.

That is what I thought but according to the Aviva adviser they do not claim off the other insurance co. I don't believe that !!!

By claiming on my mother in laws insurance her premium will increase through no fault of hers.

That can't be right !!!

Should I contact the nieghbours insurers ???

 

The only problem is I'm the contractor for both units. .... but I can't see that would matter.

It was still their insured who indirectly caused the damage.

There would be no point in contacting the neighbours insurance, unless it is about the work next door. You cannot claim off a neighbours insurance unless negligence is a factor. For example. They know they have a faulty washing machine that leaks and continued to use it, allowing water to flood into another property. That is the general rule and also insurers don't want to get into hassle with too many claims. The cost of all the extra staff needed to handle the paperwork would be considerable. Insurers have increasingly reduced their claims teams and have outsourced work.

Update :

 

First offer £2950.00.

Bit of "haggling" due to costs "omitted / over looked". ...................... Offer increases to £3950.00.

We are now moving in the right direction.

 

However that's not the end figure. ...... Yet. ............

Note : Keep 2 or 3 "cards" up your sleeve. ........ See below.

 

The price for floor coverings is £800.00 short of what was paid by the insured 5 years ago, and no allowance for electricity usage for the drying out. (roughly £300.00 - 400.00).

 

Not looking for "betterment" just making sure the "In laws" don't get "fobbed off" by a bunch of jokers

Sorry for the delay in replying. ...............

 

Problem solved. Offer now upped to just shy of £5000.00.

This was after I pointed out that the flooring "allowance" of £388.00 was £800.00 below what the insured paid 5 years ago !!!!!

 

I find it hard to understand in this day and age how insurance companies can "subcontract" out to a "survey Co". Who's employees have less experience than the insured (or in this case the insureds adviser).

 

When I pointed out that the floor would require screeding and over night accommodation was required.

The reply .... You will have to use "quick dry" last thing at night.

What about the cats ??????????????

The reply... Your problem !!!!!!!!!!!

Well done for assisting your MiL.

You are in a unique position as being in the building industry and know roughly what things are likely to cost (including labour) so God help any other insurer that you come up against :-)

 

I feel it is high time loss adjusters were independent of insurance companies. Perhaps even appointed by the person who has suffered the loss. Remove the temptation for the insurers to get the cheapest possible deal at the customers expense.
