i have a friend whose flat has a rat problem - his landlord has been made aware , nearly 2 months ago and has yet failed to take any action .my mate has suggested that he should withold his rent until the landlord sorts it - i am under the impression that this is a bad idea could anyone advise the best course of action please ?

Always a bad idea to withhold payment of rent - IMHO, if the Landlord wont do anything, speak to your Local Authority Health and Safety department.

Tell your friend: First phone the council - most councils will send someone out for free if the problem is rats.

 

Also please answer these questions:

 

What has friend done since rats first noticed?

 

Have rats been present since friend moved in?

 

How long has friend lived there?

 

Witholding rent is def a bad idea - more likely to lead to eviction than rat extermination, imho.

Depending onhow long T has been in occupation, it is his resp to eradicate infestation and keep food secure and clear avail food waste. It is LLs duty to block potential ingress routes through perimeter fabric of property.

What do you mean by infestation? 1 rat or several or is it a mice problem? Same advice.

Only a detailed pest control inspection is likely to identify poss ingress routes.

DO NOT withhold rent, unless T wants to be evicted
