Moving out help

Hey all, hope someone can point me in the right direction. My Mother-in-Law has moved house and tomorrow is the day the 'old landlord' is coming to have a look and check everything is up to scratch. She would like to take a letter with her for both of them to sign to say that everything is satisfactory with the LL (assuming it is [it should be]). Is there a template she could use on here, or could someone draft something that would be acceptable?

 

The reason we're a little bit wary and want this is because the LL himself died recently and we're dealing with his wife, whom we've never met and we've no idea what she'll be like with all this. No estate agent to go through unfortunately either.

Photograph every inch of the place before you go and get todays paper in some of the shots.

Read the gas and electric meters yourself/take pictures of meter readings so there no come back and tell the utility suppliers final reading, don't rely on LL/LA to do it for you...

All meters have had pictures taken of them already, which is why I cant believe we didn't think to do the whole house :-\

 

Any suggestions on a letter for signing, or would it be best to just make do with the photographs?

No signed letter should be nec, most LLs would prob not sign on day of inspection anyway.

If any deposit was paid & protected, your mother can seek free ADR from scheme, for any proposed deductions she thinks unfair, onus is on LL to show deductions are reasonable and due allowance made for fair wear & tear, based on detailed move-in/out inventories. Your general photo's may assist your case. If LL draws attention to a particular problem, have camera avail to take close up shot in focus, of affected area eg scuff marks, carpet burn, damaged worktop etc.

LL has ~ 10 days after inspection to compile & price list of any proposed deductions.

Many LLs are concerned about state of cleanliness, so thoroughly vacuum carpets, wipe down paintwork then dust all ledges before inspection.

Your meter readings will be slightly out, it is the reading at time of inspection that matters.

was an inventory/condition report done when you moved in to compare with the one on exit?

Difficult to prove any damage or condition if nothing to compare it too!
