I have been asked to be a guarantor for a friend on a rental property.

Will this affect me renewing my mortgage early next year ?

Or if not, do I have to advise the mortgage company if I do go ahead ?

Should not have any effect.

 

Being a guarantor is a legal obligation, so if your friend should default on the rental agreement you will be liable for whatever amount is owed for intance for rent arrears.
