Mortgage has been consistently paid, no issue for the time being.

 

However a year or so ago we missed a payment on the account, I say missed it was due out on a particular day but because of a mix-up the payment wasn't there for them. We called them on the same day to let them know there had been a problem but that the money would be in the bank again if they were to call up for it again. 48hrs later they requested the payment and it was made no problems. We then get a letter stating that they'd tried to get the money, were unsuccessful and that a £30 fee had been applied to the account. We phoned them and told then we'd made the payment, that we'd called them on the day to lett hem know there would be a problem but none of this appeared to matter. They also told us that because we had made the payment within the calendar month it would not be see as a late payment? and yet they charged us and whats more they added it to the mortgage account. They wouldn't back down

 

So, am i right in assuming that the £30 admin fee which they wouldn't let us pay directly over the phone has been added to the mortgage balance and as such will continue to draw a small amount of interest each month?

 

At the same time as this I can see the fight appearing again due to a slightly different circumstance. Our house insurance became due, we were away when it was, our lortgage company sent us a letter stating that we had 14 days to rectify the issue or they would insure the property for their amount of losses (mortgage amount) but not ours and should any claim be made we could not claim off their policy...given that the mortgage is approx one fifth of the value of the property thats nice. In any case we came back, phoned them, asked for an extension to the 14 days as we'd only gotten the letter that day and it was 1 day away from the date they wanted it. They gave the 7 day extension and also stated they'd had problems with their post so letters going out may have been delayed anyway. No problem so far. We insure the property, phone them 2 days before the 7 day extension runs out and informed them we'd done so and asked if they wanted the details to which they replied 'no it's ok, we'll pick it up in the next day or so.

 

14 days on and we now get another letter dated on the extended date that we had not given them the details and they've charged £40 to our mortgage account as a fee and £16 a month insurance fee also added to the mortgage account. We phoned them, our policy started 2 days before they sent this letter out, we can prove we called them on that day via our phone records

but they're not wearing it.

 

What can be done and are they entitled to add these admin fees to the mortgage account balance...and if not where do we go to start fighting them on it?

 

 

Also, the initial arrangement fee from the broker was originally to be billed to us but for whatever reason it wasn't and it was added to out mortgage account by the lender, no amount of correspondence has been able to shift that...is there anything we can do? we offered to pay the arrangement fees but because the broker no longer trades we cannot contact them and the lender wont discuss it.
