I have been threatened with eviction a number of times by my mortgage lender 'Northern Rock' due to arrears on my mortgage. An eviction was granted by the courts several years ago, each time I have buried my head until a date for eviction has been set and I have managed to negotiate an agreement to stop the action.

 

My arrears are currently at £18k with my repayments set at £790. Due to the constant worry about the possibilty of losing my house I came to an agrrement in September 10 to pay £840 per month which until last month i maintained, unfortunately because of over stretching myself over christmas, I was only able to pay £700 for December.

 

I have called Northern Rock today to make the January payment of £840 and they advised me that they had once again applied for an eviction date because of the shortfall last month and unless i settled the arrears in full there is nothing I can do to prevent the action being taken.

 

I've tried to talk to them but they will not listen, I've even offered to pay the extra £140 that i was short of last month.

 

I get the impression that it suits them better to reprosess my house as the amount left on the mortgage is alot less than what the house is worth, therfore they can recover whats outstanding even by selling the house below market value.

 

As mentioned I have struggled with the repayments in the past so when I made the latest arrangement with Northern Rock I also decided to move out of the house and let it until my financial situation changed.

 

I'm currently getting £675 a month in rent and can cope with putting the extra money to cover the repayments.

 

I have not told my lender about my tennant as I thought that would convince them that I can not afford the mortgage, have i done the right thing?

 

Ideally I'd like to keep the house and continue letting it to my tennant but with this new eviction date imminent and with Northern Rock seeming to be digging their heals in I am at a loss as to what to do next....does anyone have any ideas?
