Dear All,

Since I am new to UK and not good in English, please kindly input for the following:

a 5 year contract with 2 year breaking clause means

I can break the contract after 2 years of leasing, or

I can break the contract after 3 years of leasing.

Many thanks.

This depends upon the exact wording of the break clause.

There are other concerns with a 5 year lease though, what is the monthly rental?

There is no proper wording, you would have to post the proposed wording up.

The long lease may cause Stamp Duty to be payable.
