Landlord advice needed with shop lease

What can a landlord do when the tenants are only one month into a new lease (10 years) and they asking to surrender or bring the break date forward? (currently they have 2 yr break clause) They say their business is having some difficulties but isn't this is too early to be asking? Furthermore they are still in their rent free period so very reluctant to do anything more for them at this stage.


Any advice on this is appreciated

It may be worth asking this on the LandlordZone forums - they have much more knowledgeable bods about commercial lets.


However, in commercial lets, the contract is usually gospel. As such, you dont have to let them do anything IMO.
