References For Rent Agreement

What kind of references owners and agencies usually want, from whom, and what the declaration, of the person who gives the reference, must declare/inform ?

Any landlord would want to know that any prospective tenant is able to pay the rent, will look after the property and not upset the neighbours. Therefore, they will probably want references from previous landlords that the prospective tenant paid the rent, did not damage the property, and behaved in a reasonable manner. They will probably want a bank reference or a credit reference of some kind and, unless the LL takes tenants on housing benefit, to know that the prospective tenant was gainfully employed.

 

Many landlords will no longer accept tenants on housing benefits since the government's legislation which pays the HB direct to the tenant instead of the LL has left many landlords thousands of pounds out of pocket. Many landlords are now no longer willing to take that risk.
