Hi hope somebody can help with this....

 

I am an electricain, 4 months ago i did a re-wire on a house for what i have found out is a dodgy landlord who is on benifits himself !!!!!!

 

the guy has failed to pay me dispite numerous agreements to pay

I have tried a stat demand on him....but that just made him laugh and reply with " i'm on benifts.....you will get a pound a week if you try that"

 

The house that i re-wired is still empty

 

My question is how can i legally enter the property and reposess my materials and work

You could take him to court - then if he doesn't pay you could

 

a) send in the bailiffs to recover goods to the value outstanding (if it's over £600 you can get High Court enforcement to do it) - this could even include any vehicle he owns.

 

b) go for a charging order on the property - if it's sold you'll get your money.
