Hi everyone,


I would just like to get peoples opinion on something.


We have just vacated a rented property and are now in the process of haggling over the deposit.


One of the items they are proposing to deduct is £166 :eek: for the check-out.


From what I can tell and have seen on the Internet, this is excessively high. We were in a 2 bed unfurnished flat, and most of the other companies seem to charge aroung the £100 mark, with quite a few being around £80.


Now it does say on our tenancy agreement that we have to cover this cost, but crucially it states "reasonable" cost of checkout.

As I don't think £166 is anywhere reasonable, I wondering if it is worth challanging?


The deposit is held with TDS, but I have no idea if this is the sort of thing they are likely to agree to mediate, or if they will just say that it says we pay in the TA and that we have to pay up?


Any advice or opinions greatly appreciated, especially from anyone who has been in a similar situation.

I'm not disputing that we have to pay, the LL paid for the check-in, and we need to pay for the check-out.


I just want to know if £166.75 is in any way 'reasonable'. For example, the most I have found so far in my searches is £100 +VAT, with quite a few around the £80+VAT mark.

If the avergae fee ends up being £90 the I think I have good grounds for saying their proposed costs are not 'Reasonable'.
