Hi,

 

I've just recently moved out of a rental property and am having some issues getting all my deposit back, just wondering if anyone has any advice.

 

I paid £525 deposit in Jan 07. I've now moved out and the landlord is wanting to charge me £175 to have the carpets cleaned and £80 to sort the gardens.

 

The £80 for the gardens seems a bit much but not unreasonable. The £175 for carpet cleaning does though, they plan to have every carpet cleaned whereas in reality only 2 needed it and I had them cleaned myself only at christmas time so it's not like they were really bad, infact we had a house inspection 6 months ago and the agents were satisfied that everything was fine.

 

Couple of points:

 

I don't recall being sent any info regarding the tenancy deposit scheme, I believe this needs to be done within 14 days of the tenancy agreement?

 

We also didn't have a check-out inventry done and didn't sign anything on the day when we left.

Scheme came in Apr 07. Did you have your agreement renewed each year?

 

Without a check out inventory, they're pretty hard pressed to prove any damages above fair wear and tera were yours.

Sorry my mistake we signed the tenancy agreement in Jan 08.

 

That is what I thought aswell, what is the best way to go about getting the deposit back, should I ask to see the signed check out inventry (obviously they don't have one)

Have you checked with each of the TDS's to see if your deposit has been protected?
