My daughter has been a tenant at this property with the same landlady for 2 years. She's now been invited to sign a new contract restricting the notice period to 2 months before another year is up or pay the rent for the missing months. So instead of being able to give 2 months notice she'll either have to wait until 10 months of the new contract is up or forfeit 10 months' worth of rent. Is this legal? I'm a landlady myself and after the first 6 months I've always had my tenants on an initial 6 month tenancy following by a rolling one with no new contract being issued and 2 months notice on either side.

Hi, I'm looking for an Assured Shorthold Tenancy contract to give to my tenants. I've found a wealth of various approaches and companies offering this online for prices anywhere from £10 to £70. But which one to chose?! I wondered if anyone has any recommendations or comments about where best to get a contract from? Thank you!

Hi, I just want to check one thing which seems fairly unambiguous from what i've read but my landlord does not agree. I rent a room in a shared house under an Assured Short Hold Tenancy Agreement. My landlord does not live in the property (although his address on the agreement is the same as mine) and all of the rooms have at one point been occupied by paying tenants. My agent can verify this if required. I have exclusive use of my own room and share the bathroom and kitchen. Should my deposit be protected in one of the three scheme? If my deposit should be protected, must it be registered under my name and at my address? Thanks Jamie
