  1. Hi all, Firstly forgive if wrong forum!; not sure where to post. I own a flat in a block of 2. The downstairs flat sometime ago got repossessed by the lender Northern Rock. During that time there was a leak (I cannot prove if the downstairs tenants were resident at that time but have information to proof NR were contacted and did not react). The leak went on to cause subsidence affecting the entrance way and hence both flats. The insurer wants £1,000 excess. NR do not respond (I expect them to pay half). Equally the roof (in the lease both flats are responsible for) needed repair at cost of £620. I asked NR for half - no reply. I got my solicitor to write to NR especially about the insurance subsidence issue - no reply. Apart from being complete £$%£% ; what should I do? Is it worth small claims court? (i.e. is this a valid issue in that respect) ; or do I just give up pay £1000 excess and also the £620 for the roof repair. Any advice welcome. thanks

Sent a PPI questionairre claim to Northern Rock which royal mail say was delivered on 4th March, still hadnt received a reply to even acknowledge they had recieved it, so my husband called them today and they said there was no PPI account number attached to the paperwork, dont know if they meant the paperwork we sent in or their own?! Anyway, he was given Pinnacle's number and they have provided him with the account number. We want to send a SAR but after reading NRAM website it keeps mentioning to go straight to Pinnacle, is this correct? Northern Rock sold us the policy, and made out we had to take it, with no option to use anyone else. Then when my husband was made redundant he was unable to use the policy and got into mortgage arrears!
  3. Hi, I'm in need of help. I took a loan out with Northern Rock approx eight plus years ago. I lost my job and was unable to pay the loan. I agreed a repayment amount with them and payed this for quite a while. I fell into further financial difficulties and stopped payments altogether. They have now moved my loan to another company for them to collect. The company is called Allied International Credit (UK) Limited. I've now received a letter from them which says the following - CLIENT NAME - NORTHERN ROCK (ASSETMANAGEMENT) CLIENT REF NO - I won't state this for obvious reasons. AIC REFERENCE NO - I won't state this for obvious reasons. OUTSTANDING BALANCE - £4102.35 Dear (my name) The account noted above has been assigned to us from our client, NORTHER ROCK (ASSETMANAGEMENT) with regards to the non payment of the outstanding balance. We are unaware of any reason for the non payment and we encourage you to contact our office immediately to resolve the outstanding matter in a timely manner. If you have already made payment to this account please contact us with the payment details. Alternatively, if you are experiencing financial difficulty please call us as we are happy to discuss your situation and how we can help resolve. Yours sincerely Mr A Dickey Debt Collection Department I am in a better position to repay the debt and I understand that the last thing I should do is contact them by phone but after that I'm not sure what to do.   4. Christmas is a tough time of year and I could not afford to make my mortgage payment.... At the same time I had just found out that I had PPI on my mortgage which i did not know about so i initiated my claim. When I initiated my claim I explained that I could not afford to make my December payment on my mortgage and that I would like to offset Decembers payment against the money northern rock owed me for my PPI (it sounded fair to me). Anyway, Northern Rock declined this offer and are now ruining my credit file with constant late payment markers as I am one month in arrears. If they actually owe me money can they do this and when i eventually get my PPI refund can I go after them for damaging my credit file while they actually owed me money?? Any views would be welcome thanks... My PPI payments were £26.01 a month and I made 64 payments. It ran from May 2004 until Sep 2009, in simple terms how do I calculate the 8% simple interest?? Thanks in advance
  5. hi long story really we took a mortgage and unsecured loan had a 110% out with northern rock in 2004 in 2005 our circumstances changed and we were taken to court for eviction an arrangement was put in place and we maintained this untill 2009 when i lost my job and my husband could not afford to maintain at that level on his own we informed them and another arrangement was put in place this was again maintained till late 2010 when my husband was put on short time at work and i was not working due to us have a small child i informed n rock and was told to make payment that i could afford and as long as they got a payment each month it would be ok no amount was agreed but we paid at least £350 a mnth to them then we got a letter to say we were being evicted i got advice from off here and we took nortern rock (nram) to court the judge ruled in our favour which was normal monthly payment to be be made plus £150 of the arrears each month making our payment to them £700 a mnth we paid this the first month then recieved a letter saying payments needed to be £749.60 a mnth as the unsecured loan was not in with the payment i agreed that the unsecured had been made secured now and said what the judge had quoted us anyway after going round in circles with them we agreed to pay the £749.60 this was in feb 2011 we have stuck to this arrangement since then i got a few phone calls off them in 2011 and 2012 offering us a deal to reduce payments we would never take them due to past experience with them and the fact that the payment we were making was made by a judge and gave us more security then yesterday i have a phone call from them to go through a new break down of income as they are reviewing or payments i did this over the phone and was told my car costs are to high as well as my gas and elec payments and that my tax credits are to low compared to what i was getting in 2011 after speaking to 4 different people from n ram and nearly 4 hours on the phone to them i was told that the arrangement we have is for this month and next month then they want an extra £100 a month from us as the rules on arrears have changed and the arrears must now be paid off in 5 years we can not do this and all i got of them was you need to make changes in what you are spending and if you cant pay either sell your house or try the mortgage rescue scheme does anyone know where i can i take them to court and if so how do i do that . I have just looked at the arrears we had in 2011 they stood at £18259.06 judgement was for £150 a mnth to be paid to these arrears so in 23 months that should be £14809.06 left but they say we owe £17994.20 so i dont understand whats going on Need HELP please has i am worrying myself mental over this

It's not often I have anything good to say about a Bank but something I've used a few times without being charged is the Overdraft Buffer applied to my old Northern Rock Account, now Virgin Money. From their T's & C's....... 11. Overdraft facilities - including buffer 11.6. We will not charge you any interest and service fees on an unauthorised overdraft if the amount you have overdrawn without our authorisation is £35 or less and your account is returned to credit within one month of going overdrawn. If you are overdrawn without our authorisation by more than £35, interest and service fees will be charged in accordance with condition 11.3 and condition 11.4. At least it saves you getting hit with charges for going a few pounds or pence overdrawn.
  8. Is this worth a claim? I bought my first house in early 2001 through Northern Rock, PPI was through Cardiff Pinnacle, I sold this property in late 2001. The PPI Direct Debit remained in place even though I had no mortgage again until April 2002, I then sold this property in March 2005. During this time the same PPI insurance was in place and through my misjudgement not cancelled, I then purchased another house in March 2007 again with PPI through Northern Rock/Cardiff Pinnacle. I was then paying two PPI insurances but only had one mortgage. I realised this in 2009 and got a refund of £235 on the first policy. Now who do I go after Northern Rock or Cardiff Pinnacle, my only reason for the mis selling would be the duplication of the policies, and being pressurised into taken the second policy by Northern Rock.

  11. My 16 year old daughter was stopped at M/CR Victoria in July and questioned at length by a northern rail staff member regarding her ticket. She was told that her ticket was incorrect, issued with a replacement and told that she would receive a letter regarding the matter. Today a letter has arrived addressed not to my daughter but to Parent/Guardian asking for an explanation and threatening prosecution etc. I have a few queries regarding this and would appreciate any advice. The basis of the dispute is that she had a childs ticket. She purchased this in good faith as she believed, wrongly as much small print reading and internet research has since revealed, that her GMPTE IGO pass entitled her to child fare until 31/8/2012. True for metro and bus as it turns out but not for train. Not being on a direct train route she does not often travel by train and had no idea this was the case. When she bought her ticket at the station ticket booth she did not ask for a child ticket but had her pass in her hand and simply asked for a return, she did state this to the staff member when he questioned her. If Northern Rail felt it appropriate to question her at length without contacting me as a parent, why do they now see fit to write to Parent/guardian in connection with this matter and not directly to my daughter ? Can a 16 year old be summoned issued with fines/court costs etc for this and where do they think a full time student will get the funds to pay this ? What sort of criminal record are they alluding to and would this follow her after her 18th birthday ? Neither myself nor my daughter have spare money to make an offer for admin charges at the rate mentioned in other northern rail threads. The whole tone of their letter gets my back up as it looks like an attempt to play on my emotions as a protective parent to get large amounts of money to prevent my daughter getting a "criminal record ". Unfortunately it makes me want to tell them to do their worst and we'll see them in court, but is that really a good idea ?

In august after receiving my a level results a took the train from st helens to liverpool without paying when i got off the train i hen went to buy a ticket but didnt have enough so I bought one from a closer stop. On friday i recieved a letter from the debt recovery and prosecutions unit asking for all my details. It says that the maximum fine is £1000, how could I possibly afford that much though? I'm a jobless student. Could anyone offer any advice? Has anyone been in this situation before?
  13. Hello. I've read quite a few threads on here and elsewhere regarding these letters, but I was just wondering about our specific circumstances. My 15 year old daughter went camping one evening in August, and ended up further away from home than she expected (a long walk). She didn't take any money, consequently when she and her friends got the train home (one stop from Goostrey to Holmes Chapel), they were caught by the ticket inspector and their details taken. Now, a couple of months later, she has received a fare evasion letter threatening prosecution, which has worried us both immensely. She has never been in any sort of trouble before and is in the middle of GCSEs so we don't want this hanging over our heads. I am fairly sure that, if she writes to them on the back of the form explaining the circumstances and that she is extremely sorry, and also that we will pay the fare plus costs, she will not be taken to court. However, I'm hoping that someone on this forum could reassure us about this!

Unsecured Loan taken out with Northern Rock in 2001 at time of Mortgage Moved house, changed Mortgage provider in 2004 Northern Rock issued Charging Order in our absence (sent to old address) in 2005 NR sells debt to unscrupulous DCA in 2007 DCA chase hound threaten harrass bully We make payments each month ask for proof of debt, statements etc - they will not comply Land Reg still show NR have the Charging Order NR state they no longer hold the debt Selling house now - what do we do ? cannot complete sale DCA cannot prove they own the debt will not speak to our solicitor Please please help Thanks Marianne
  15. Hi, I'm posting this here as i dont know what to do. In approx 2005 myself and my (soon to be ex) wife re-mortgaged our house with Northern Rock and had the 'Together Loan' After this there was an additional loan that was taken out and secured on the property. since then, we went our separate ways and due to the financial mess i was left with, I went bankrupt. This included my share of the together loan. I agreed with the 2 lenders that had loans secured on the house that i would stay in the house and carry on making these payments. I have been doing this for several years now (since Jan 2008) and everything has been fine. My wife wasnt contributing to this as it was agreed that she would walk away from the house and as long as i kept up the payments, it was mine, but her name has had to remain on the deeds because Northern Rock refused to remove it. the payments have become too much to afford every month and now myself, new partner and our 22 month old son have arranged to move. we are trying to get into a new build house that will cost us considerably less every month. I'm desparate to not get into the same financial mess that i was in before. We have arranged to part exchange the house and they have offered us full market value (2 independent valuations) which would cover both secured loans. Because of the mess that my wife was in, she entered into a debt management plan and because the full payments wernt being made to the unsecured together loan, northern rock placed a charge on the house. They did this without informing me or my trustee (the insolvency service) but it still went through the courts. Now Northern Rock are blocking the sale because there will not be enough money to cover the whole amount (including the together loan) as they say that the charge effectively makes it secured. There will NEVER be an extra £60k in the house to pay this off (60 because the £30k has to come out of my wifes share of the house and not mine) Apparently there is an option to lift the charge and let the sale go ahead but they wont even consider this unless i can prove i'm in 'financial hardship'. They went through a very basic income/expenditure and deemed us able to afford the payments. sale blocked. we gave them more accurate figures.....still the same. because we have both been bankrupt (me and my new partner) our bank balances will always be in the black at the end of the month as we are not allowed to go overdrawn. so how can we prove we are in financial trouble? I went through a comprehensive income/expenditure with the nation debt helpline that shows we are living well beyond our means (getting by with help from parents) and I have posted this and emailed it to Northern Rock but still nothing. Is there anything i can do? This is killing me knowing that I am sliding further and further towards where i have fought so hard to get away from. I've tried reasoning with them, telling them that i'll be repaying all the secured money and my wife will continue to make payents on the rest through her management plan. NR suggested (in so many words) that i could default on my mortgage payments and they might be able to look at things again. I cant do that as it would affect my (already shakey) credit rating and I'd never be able to get the mortgage for the new house. Please help me. I feel like i've been treated really unfairly and that as my (admittedly complicated) circumstances dont fit in with the procedures that they keep harping on about, I'm being left to slip into financial meltdown. I was even asked about the amount I had put in the expenditure for prescriptions. "Do i really need them?" Yes, I bloody do. I just wan this to be resolved and to pay back the money i borrowed and return to living within my means.
  16. Hi As mentioned in the title, this problem is in Northern Ireland where, unfortunately, there is no tenancy deposit scheme as yet. I moved out of my rented house after three years. It was thoroughly cleaned upon us leaving.My husband met the ll at the property to hand back the keys and waited while the landlord had a look around the house. The ll stated he was happy with the house and would forward the deposit. The next day, my husband got a text from ll who had completely changed his tone. He made various demands for things and this went on for a few weeks. Each time we contacted him there were new claims, old claims with the amounts changed, very ambiguous. He tried to say he needed £ to clean skirting boards and the toilet, despite everywhere being scrubbed and him agreeing it looked good! The amounts ranged from him wanting the whole deposit plus an extra £70, to offering £350, then reducing this to £250..his letters are so confusing it's hard to tell if he wants money off us or if he is giving it to us. We gave him a 3 yr old sofa and he even had the cheek to try to charge us £25 to clean it! Then after a few weeks he tried to say we had broken the agreement by having a dog, but we verbally agreed when we moved in that it was ok and he saw the dog at various intervals over 3 years! Plus, we wallpapered a room. He said this would be ok but now he wants £177 to strip it and put up new wallpaper. What annoys me is the house was put up for let with 'our' wallpaper still on the walls so I don't believe he's changed it at all. Our deposit is for £495 and I *think* he's now stating he's entitled to £350 of it. We tried getting a settlement with him, allowing a deduction of £150 to him if he proved the room was redecorated (by letting us see the room) or £100 without. He refused this so it is now going to court. We have text transcripts, all his crazy letters and dated photos showing the condition the house was left in. I think this has all arisen from sour grapes because we bought a new property when he wanted us to buy his. But that is by the by. I just wanted to know people's opinions, whether they think we have a good case here? The best he offered us was £350 but I was reluctant to take that as there was no proof of the room being done, nor receipts etc..but he won't let us have that now as 'punishment' because we didn't take it the first time he offered it :/ I know £495 isn't a lot compared to some of the amounts of others but it's a lot to me (especially after just buying a house!!) I'm so annoyed at the way he has treated us, especially as he basically lied to my husband's face when he got the keys back.
  17. I came to these forums a while ago after getting in difficulty with some loans. I have three loans 2 with Lloyds TSB and one with northern rock. I have been paying back the two loans with TSB for a while back on a payment plan which is reviewed every 12mths and have no problems. The nothern rock loan was offered to be paid back at £200 per month (normal payments were £340) to begin with but then they sent it to a debt company who became quite aggressive so I was advised to send them the "prove it" letter/ CCA from people from here and i've never heard anything since and that was in 2010. Is this normal?
  18. I have just received a decision from my mortgage lender Norther Rock who are admitting fault. They are refusing any compensation because they paid out on a claim I made. They calculated that what I paid was under what they paid out and therefore were not prepared to make a refund. By dint of the fact they were in the wrong, am I not entitled to some compensation despite making a claim?
  19. Hi, I am looking into mis-sold PPI on an old Northern Rock Together mortgage and credit card, for which i was advised that if i did not take the PPI, then the mortgage was unlikely to be approved. I know Northern Rock are gone, who do i send the letter to?

Back in July I sent a a CCA request to Northern Rock enclosing my £1 fee for the terms and conditions of my loan which I had with them a few years ago. this loan was secured against my house and when Northern Rock went bust we were forced to sell our house to repay the loan which we did in 2008. Last week i realised that they had not returned my request and it was due before 9th August. I therefore sent them an email and got a reply back saying the following Dear Sir or Madam Thank you for your email. As you may be aware, in January 2010 Northern Rock was restructured into two separate companies, NRAM (Northern Rock Asset Management) and Northern Rock Plc. Following the restructure some Mortgages, all Unsecured Loans and all accounts redeemed before January 2010 were retained by NRAM. In addition to this the liability for all Payment Protection Insurance (PPI) complaints was also allocated to NRAM regardless of whether you have a Northern Rock or NRAM account. As such you should consider raising your query with NRAM using the contact details below. If you are complaining about PPI you will also have to use the following details to raise your complaint. The CCA clearly states that you MUST supply this information to me within 12 working days , which expired last week on 9th August 2012. I have allowed an extra 3 working days for delivery of the letter to your company. This is not satisfactory, so I therefore request that you supply me with the requested documentation and supply a written reason for WHY this request has not been actioned within accordance of the CCA. I will therefore extend the time limit by a further 7 CALENDER days for you to comply. If you fail to meet this deadline then I will consider legal action in the courts. I have attached a copy of the original letter with this e-mail and this includes the account number. ************************************************** I received an automated reply back from them Dear Customer, Thank you for your email. The original reply from my first email did not state if the letter and postal order had been forwarded on or anything. It was a very cold uncaring reply in my view. I do not have a copy of the original T & C's of the loan so do not know if I paid PPI or not. Thats is why I sent the letter. All I have left is the original letter confirming that the loan was paid off when we sold the house. I have contacted the Post Office to see if they have cashed the postal order but it is unbeleiveable to see the procedure to go through to find out if it has been cashed or not. ************************************************8 Thank you for your email.   21. Hi all, As some of you may know I've decided to set up a DMP with CCCS to help sort out my financial situation. I was told my some CAG members that claiming PPI back may be possible. I have loan with NR that I took out 2006, it was done mainly via the internet and post although I think I spoke to someone once or twice on the telephone. I took PPI as in was intimated that it was the best way to go and possibly may improve my chances of getting the loan. It was added to the total loan amount and APR was added at 8.9%, can post up a copy of the agreement if that helps (I'd rather not if i can avoid it). I enquired about two years ago about cancelling the PPI (I wanted to use it to bring the outstanding loan amount down) and was told in no uncertain terms that I could only do that by either repaying the loan in full or renegotiating the loan with NR (and as they no longer offered unsecured loans I figured that was a non starter). So can I claim my PPI back and if I can what do i need to do to start it off?
  22. I took out an unsecured loan for £1000 along with my mortgage in 2005 with Northern Rock. I recieved a letter from NRAM Debt Recovery department on Thursday (out of the blue) stating that i have defaulted on this loan and because i have not responded to previous letter?, it has been passed to the Debt Recovery Dept!! However i have been paying this loan for 7 years now and according to my last statement I still am! I explained this to NRAM over the phone and even the man i was talking to on the phone said it was probably i mistake. My problem is that i have been waiting 3 days now for an answer from them with no success,i have rang them numerous times only to be fobbed off. I have always kept up to date with my payments and have not defaulted. I am going on holiday this week but i am stressed about this debt and feel helpless, can anyone give any advice please?
  23. Hi, I took out an unsecured loan with Northern Rock Sept 2004 and kept payments up until I had to leave my job due to illness March 2007. I paid over £6000 off the loan which was £25,904 including interest,I refused protection insurance so there is no ppi. Although when I refused insurance NR put up the interest rate before the loan was agreed. I could not afford to pay an extra £90 pcm for insurance that I thought I would never need (how wrong was I lol). I still owe over £19,000 which is more than I borrowed without interest. I currently pay £3.00 pcm through a standing order which was set up April 2007 no interest is being added. I have not contacted them since June 2007 and not acknowledged any correspondence from them either. I will never be able to pay this debt off and hate it hanging over my head. If I stopped payments late 2013 would the debt be statue barred (I think that's the right term). In 2013 it will be over 6 years since I contacted them or acknowledge any correspondence from them. I have other much smaller debts and pay token payments to them and again have not contacted or acknowledge contact since 2007. Some of the debts have been sold on and I don't have a clue who I originally owed the money too. I do get letters (to old address) but ignore them they cannot phone because I changed my number and have moved house. We really are struggling with money as my health has deteriorated and I am now registered disabled. My wife cannot work as she cares for me so all we have coming in is benefit money and that will not change as my conditions are progressive. One of conditions can be triggered by stress so I do not want to cause problems with the debts unless I am sure we are over the 6 years. We are just trying to find ways to save money as we are now getting behind with utility bills. Any advice would be appreciated.
  24. Hi, Bit of a story but advice required. In 2001 I took out a mortgage and credit card under the Norther Rock Together deal, this was joint with my ex-wife. We split and divorced in 2004 and have had no contact since. I then hit financial difficulties culminating in entering an IVA in 2011. On recently checking my old agreements, I found that one of my creditors - Northern Rock had PPI on the agreement. Yes, I did sign the agreement originally with PPI ticked however, this was completed through an independant agent whom I cannot recall who stated we needed PPI to get the deal as this was our first house. The rate was 69p per £100. We did borrow a lot on the cards initially to complete repairs etc to the new house but this was settled in 2004/5 when the house sold, but when i hit financial difficulty, i naivley replied on the cards to get by and this is where the real trouble began. I was the principle card holder on the account. I am aware that moneys received if I was successful in a claim that money would go over to IVA and this potentially will clear the balance owed to Northern Rock now in the IVA. Is it worth persuing a claim?
  25. i have been battling with ndr for months now over a debt they say i owe quick quid ,quick quid have no account for me and my credit report states that the amount ndr are chasing was settled over 2 years ago i have sent ndr the copy of my credit report but they say this is not prove debt was paid or is not owed any suggestions on what i should do i have sent them the nuisance calls letter and reported to the oft and cab dont know what else to do
