Hi, I've been renting a flat since Feb and i have a few things i need to know. Firstly, should there legally be a smoke alarm in the property? There isnt at the moment, Secondly, a few things were meant to be finished off when i moved in (door handles put on etc). These things still havent been done. How long should i wait? I've reminded the landlady over and over. and lastly, I've had no hot water since friday, the landlady is aware of this and says she will get it fixed asap. How long do i have to wait? I'm sick of cold baths and boiling kettles to wash up already. Hope someone can help. Thanks, Lynsey

Firstly thank you to everyone on this site who has helped me so far. I've had the letter i was expecting after being told they were going to defend the case in full. What do i do now in respect of moneyclaim? Do i need to tell them its been settled in full? Sorry to start a new thread. Please feel free to delete if necessary (but please answer me first lol)

OMG!!!! I got a letter from DG this morning just 2 days after my "we intend to defend all of the claim" notice. It's the one ive been waiting for and am sooooooo chuffed. Gonna sign it and send it back today. Should i send it recorded? Does the dosh take long to appear in your account? need to ask these before i'm gagged Thankyou to everyone on here.

Well I got my notice of acknowledgement today with an attachment saying that they intend to defend all of my claim. signed D D'Aubney. So do i just wait now to see if they actually put in a defence? Is there anything i need to do? Flippin Feefs lol

I've finally submitted my moneyclaim. had to pay charges on cc in the end. Praying to god i win as i really cant afford to have done that!!! Wish me luck x

i did know about the costs, just didnt realise it would be so much. i am in debt and trying to pay things off as quickly as possible without incurring anymore charges with hsbc. will have to wait a few months. will that matter?

no i'm not on benefits. I think i will have to give up then. I just dont have that sort of spare cash at the moment
