  1. As I live in Spain are they likely to chase me for the Council Tax?
  2. I am aware of this but 21 months is a long time for a property to stay empty before repossession!!
  3. Yes I informed The LA of the circumstances after it was clear I would not be able to re-let.
  4. Hi I am a BTL Landlord who got into arrears. I received a letter from Mortgage Company in June 2014 stating that the Court papers were being processed in order to repossess the property. The property at that time was vacant and after this revelation I thought it wise not to advertise for another tenant. I must also state that I am an overseas resident. I finally received a repossession order in March 2016. My problem is that I have been charged for Council Tax for the period between June 2014 and April 2016. I have told the CT dept but they say I must pay. Any advise would be most welcome.
  5. It appears a certain online store has had a meltdown and has been offering goods at a 99% discount. After realising the large discount they have decided to stop all purchases. In my own experience I had said goods in my shopping basket and was about to purchase them when the transaction was blocked by a message stating that the goods were no longer in stock. Is this a legal practice as I thought goods had to be sold at the adverised price????

  7. I paid a company for a new flat roof which is two years old. This company has now got a new owner trading under the same franchise name. It appears there is a problem with the roof and it will need xx amount of money spending on it to put it right. My question is is the new frnachise owner legally responsible for putting this problem right?
  8. I am currently a UK resident and have a BTL mortgage with ME. I will be working overseas for two years starting next month and therefore my residency status will change. As I will have no UK address and will need to inform ME of my change of address to receive statements etc. Will ME insist I repay the loan in full due to my residency status?
  9. I have a complaint with my LA and have asked for details of their house complaint system. They directed me to their Franchise Head Office who in turn redirected me back to branch office. Who are refusing to acknowledge my email. The LA does prescribe to the TPO should I just direct my complaint to them. As it looks like if I send my complaint directly to LA they will just ignore it.
  10. The LA stated that the tenant was ready to move, surely that constitutes a verbal AST agreement. The tenant visited the property on 5th September and wanted to be considered for the tenancy. The LA then lost the contact details and found them after four days they then contacted the tenant again on the 17th September who again told the LA that he was still interested and could move in straight away. I asked the LA to arrange a meeting between me and the tenant. Five days later the LA informed me that the tenant no longer wanted the property! This is the same LA that told my current tenants whose AST expires on 30.11.12. That if they would pay a relet fee new tenants could move in. The LA found new tenants took the relet fee told them they could move in and told the current tenants they could move out on 31st August. All without my permission.
  11. The LA stated that this tenant was ready to move in. I asked if I could meet with the tenant before he moved in to discuss the tenancy. It appears for what ever reason the LA did not want me to meet the tenant prior to him moving in. My terms of business state that LA will arrange a meeting between tenant and Landlord to assess suitability.
  12. I had an ex tenant interested in renting my property via a LA. At the viewing they stated they would not pass a credit check. I asked LA for details of appplicant as I wasn't sure who it was. LA told me they didn't have contact details to hand and it would 24 hours to locate them. Whilst the LA was searching for contact details they asked me to confirm that the tenant would need to be fully referenced on application. They asked for this knowing full well he would not pass the reference as he had already stated this. I ignored email They told me they had found the tenants contact details and had been in touch with the tenant and that he was still interested and could move in straight away. I asked LA for contact details so I could arrange meeting with tenant. I rang about six or seven times there was no answer just the o2 answer machine with no personalised message. I also emailed and the tenant never returned any emails. I found this very strange and I am suspicious that the phone number and email address never belonged to the tenant. I asked the LA to contact tenant and arrange meeting as I was having difficulty it took LA four days to contact him. LA then states tenant has now found a new property and is no longer interested I find this very hard to believe and have asked for proof. I feel I have lost a decent tenant and believe that the LA may have had a part in this but cannot proof it. The problem is I cannot contact tenant as I have no details for him. Can I sue LA for loss of rental income.
  13. I know the name of the previous franchise owner. I don't know the name of the contractor as I never received an invoice from them directly I received an invoice from a separate company who had nothing to do with workans was owned by the letting Agent.
  14. The first franchise owner organised the fitting of a new flat roof due to reports of a leak in the bedroom (and the fact that the old roof was past its sell by date.) I paid the LA half in cash and the remainder was deducted from monthly rental payments. It was reported at the last property inspection (the one carried out by FO2) that water was still leaking into the bedroom. (I don't know how long this had been happening because it had never been reported before and looking at the pictures it looked like it had been going on for a while). I asked FO2 to get in touch with the contractor and to see what could be done. FO2 told me that he didn't have any information regarding who carried out the work there was no contractor invoice on file. The payment for the work had been made to a company which belonged to FO1 and this was not the actual contractor. It would appear that the LA had a separate company for maintenance. The LA would issue his own invoices for maintenance work with a view to making extra profit. I asked F02 to get another contractor to look at the roof and they reported that the problem was with the drainage and to put this right it would cost a further 850.00. I checked the original quotation and the drainage was supposed to be sorted out as part of the roof refit. I will now have to pay a further 850.00 to solve the problem. My argument is if proper records were kept then I would be able to challenge the contractor directly and not have to pay a further 850.00
